Greetings Fellow Life Travelers:

Zap!  This last week flew by!  Had a long-time friend visit for 2 days and got over to Palisades for the first time in moons with trip on the Tram and then the Base-to-Base gondola.  (Was at opening day of the Tram in 1968 with Bertha the Elephant from Asguaga’s Nugget and other hoopla for the historic event.)  We had glorious weather and lunch at High Camp bar overlooking miles of snow-capped mountains and valley below.  Snow is melting, grass is showing, and it looks like the big storms are behind us for the season.  I think most of us are ready, and there is still plenty of snow to keep skiers happy until Memorial Day weekend.   So, what went on this week in the real estate biz?

Residential Real Estate – week  

• Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 27; Escrows – 9; Solds – 11
• Incline Village/Crystal Bay MLS.  New Listings – 5; Escrows – 6; Solds – 1
• East Shore, NV MLS.  New Listings – 3; Escrows – 2; Solds – 3
• Reno/Sparks MLS.  New Listings – 137; Escrows – 146; Solds – 84

Palisades Tahoe had a nice sale – new home in the complex called Palisades at Squaw Valley (before Squaw Valley changed its name) – $5.1. Now there’s one of the three single family homes left at $5.399 Million -and I believe that’s the end of original sales in this newly-built subdivision.  Nothing too newsworthy other than Tahoe Sierra is showing an uptick in listings, and I think we’ll see that continue as weather warms.

Local/Real Estate/Luxe

• San Francisco home sales have dropped from the high, but most of that is reflected in condo sales, giving new buyers a nice opportunity to get in the market.  Single family home prices are on the rise but at a slower pace than seen in the past. Mansion Global
• Tulip Watch just outside Nevada City.  Open now from April 6 – May 5 and Mother’s Day. 20,000 tulips planted this year.  https://crystalhermitage.org/

• Friends of Truckee Library:  JK Architecture & Engineering and Group 4 Architecture, Research _ Planning Inc. have been chosen to design the new Truckee Regional Library. 
• Diamonds.  Lab-grown diamonds are the new ‘big thing’.  Prices for these beautiful renditions are a fraction of the real thing and can be designed in all kinds of shapes and colors. Big stir-up in the diamond industry! Future values – no one knows. With high production in Lab creations, prices will be volatile.  The real thing may hold greater value over time.  Stay tuned! 
• West Village Townhouse, NYC.  This double townhome remodel I wrote about some time ago is not going to be occupied by the owner as originally planned, so for $22.9 million, one can have 6200 sq. ft. of living space plus a wine cellar and rooftop deck. With 170 years of history, it took 5 years of planning and renovation to produce this stunning result.  Mansion Global
• Lamb Chop.  It’s been some time since I’ve talked about Dancer and her Lamb Chop.  It got buried in the snow and finally resurfaced after which I washed and dried it.  It immediately disappeared only to resurface after the recent melt, still rather clean but wet.  She loves her Lamb Chop but isn’t quite so bent on burying it as she was a few years ago. Now she also has a big Lamb Chop that got a little rip and is slowly deflating as the stuffing continues to emerge.  Will be interesting to see what she does when it flattens.  
• Truckee Follies!  This bi-annual event is loaded with raw, local talent and takes a shot at issues and people of interest.  Started in 1981, it’s been a major fund-raiser for improving downtown Truckee…sidewalks, lighting, parking, etc.  Come join the fun!  April 24 – 27.  www.truckeefollies.com
