Last weekend’s holiday events for me included two great classical concerts.  Tahoe Music Alive presented Flute Fireworks with Carol Wincenc, Rayo Furuta and Alexandria Le on piano, all highly accomplished and recognized musicians. I have never attended a flute concert, and this was absolutely beautiful.  At the Olympic Valley Church (“potato chip” church), it was totally sold out.  Their next presentation will be jazz legend, George Cables, with his A-team at Everline Resort on August 5.  On Sunday was Toccata’s final of its Red, White and Tahoe Blue series, a festive choral and orchestra presentation at Tahoe Forest Church’s outdoor venue, offered expertly and admirably in spite of the heat. Toccata’s next presentation will be Hot Opera Nights, opera’s greatest hits, 7PM at Barley Ranch in Reno.

Heat has been a big subject all over the country, and Tahoe’s no exception.  Two weeks of 90+ degrees now tempering down to the 80s this next week, then back into the 90s.  We’re not used to stretches of those temps!  Now to consider ‘mini-splits’.  Since it’s hotter in the valley, Tahoe is somewhat of a respite for temps over 100.  So, let’s see how hot our market was this last week.

Residential Real Estate – week 7/6 – 7/12

• Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 36; Escrows – 44; Solds – 27
• Incline Village/Crystal Bay MLS.  New Listings – 8; Escrows – 12; Solds – 4
• East Shore, NV MLS.  New Listings – 6; Escrows – 4; Solds – 1
• Reno/Sparks MLS.  New Listings – 161; Escrows – 92; Solds – 101

New lakefront on North Shore – heritage property, part of larger family holding, 2 adjoining lots listed at $16.75M.  Rest of property about to be on the market for total $45M that includes two vacant parcels with pier, boathouse, for a total of over 800’ on the water. Three lakefronts now in escrow – 2 on West Shore, 1 on North Shore.  No change from last week on rest of lakefronts around the lake; however, one listed at $50M in Incline a few weeks ago went to escrow almost immediately. (Not listed in the IV/CB MLS, it’s easy to overlook.) 

Local/Real Estate/Luxe

• TSA Travel:  On 7/6/24, 3.013 million people passed through US airport security checkpoints. This was the first time the total surpassed 3 million, is up 14% from the same day Y-o-Y, and breaks the previous record of 2.99 million set on 6/23https://tinyurl.com/42yrx7nf/24. Pre-Covid, the total was 2.5 million. Through 7/6/24, 460.7 million persons have been screened, up from 430.1 million last year. • Lake Tahoe’s water temp hit 70 degrees this week!  Great for swimming!  Tahoe Fund (Not sure what this does for lake clarity as warmer temps I think foster more algae.)
• Elevated Water Sports Lake Tahoe.  This private boat club launches from Incline Village and Obexer’s on the West Shore, and provides access to boating on Lake Tahoe without the hassle of owning a boat. Members are granted access to premium boats while Elevated handles all storage, towing, launching, and cleaning. • America’s Cup in Barcelona.  Get a front row seat with LV Yachting.  The countdown has started, with less than 2 months to the start on the 37th America’s Cup in Barcelona. If you want to truly experience the America’s Cup then you need to be on the water! It is one thing to watch the racing on a big screen but quite another to experience an AC75 whistling past you at 45+ knots. www.lvyachting.com
• Royal Fire.  Certainly, lots of apprehension when we were notified of the Royal Fire, not far from the summit/Sugar Bowl/Soda Springs area.  Fortunately, little wind and a fabulous cadre of firefighters corralled its perimeters and now containment is 46% as of this writing.  
• American Century Championship at Edgewood, South Lake Tahoe this last week/weekend.  This popular celebrity tournament is always great for people watching.  
• 12^th Annual Lake Tahoe Dance Festival – July 23 – 26.  7/23 & 7/24 at Tahoe City’s William B. Layton Park, 7/25 at North Tahoe Events Center, Kings Beach, and 26^th – a fund-raiser finale – at a private home in Incline Village.  www.laketahoedancecollective.org/laketahoedancefestival
