Tahoe Update

Greetings Fellow Life Travelers:

Amazing!  August already.  Summer just evaporates, it seems.  We still have several lovely months ahead but already I see beginnings of “ski season is coming” in some promotions.  Really?  Not yet, please.  Great week with guests visiting from the desert, so some fun social time along with bad excuse for forgoing the exercise program. Even forgot the FitBit for two days.  Fires have been a focus with the two north of Truckee under control and the Park fire near Chico, 4th largest in California history, is 30% contained as of this writing. Over 6000 personnel assigned including firefighters from several other states.  Lightning has started a few small ones in the Tahoe area, under control, as well as power outages.  Now to see what transpired in real estate this week.

Residential Real Estate – week 7/27 – 8/2

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 26; Escrows – 33; Solds – 33
  • Incline Village/Crystal Bay MLS.  New Listings – 8; Escrows – 16; Solds – 8
  • East Shore, NV MLS.  New Listings – 6; Escrows – 7; Solds – 5
  • Reno/Sparks MLS.  New Listings – 111; Escrows – 95; Solds – 104

Incline/Crystal Bay had a nice uptick in escrow action, with 10 home and 6 condos going to escrow. East Shore had a lakefront listed at $11.9 million go to escrow. And, a Beach Club condo listed at $6.9 Million sold at full price. Reno had a nice escrow listed at $5.4 million.

Lakefront Report – First 6 mos 2024 – Single Family   North/West Shores = 4 sold; 22 on the market, 3 in escrow.  Incline Crystal Bay has had no sold lakefronts so far.  Currently 6 active, one in escrow. East Shore has had 2 solds, now 1 in escrow and 7 on the market.  South Lake Tahoe has had no solds so far, currently 3 in escrow and 1 active.  So…right now there is a total of 36 active single family lakefront homes, eight in escrow and six sold.
