Greetings Fellow Life Travelers:

As we loosen our belts at Tahoe after Thanksgiving festivities, we still do not see any prediction for major snow – so far, just a suggestion for something maybe mid-week.  Open Snow is still talking about activity the first week of December, but jury still out.  Temps are cold, so snowmaking is ongoing.  Gorgeous drive to and from Marin, with trees still showing colors at the lower elevation.  Now it’s time to really get into Christmas…today I saw several cars with trees on the roof heading for living rooms.  As I was leaving my friend’s home, she was starting to dismantle the Thanksgiving décor to make room for their tree, nutcrackers and boughs of holly.  Now the parties begin, starting next weekend as the calendar turns to December 1.  Chase International’s annual party will be at the new-about-to-open Margaritaville Resort at South Lake Tahoe – Margaritas and Mistletoe!   I think we’re getting a pre-opening preview of what should become the new hot-spot.  So, let’s see what was hot in our markets this last week.  

Residential Real Estate – week  

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 19; Escrows – 11; Solds – 11
  • Incline Village/Crystal Bay MLS.  New Listings – 3; Escrows – 8; Solds – 4
  • East Shore, NV MLS.  New Listings – 4; Escrows – 4; Solds – 1
  • Reno/Sparks MLS.  New Listings – 37; Escrows – 82; Solds – 42

Holiday week meant much less activity, especially in the Reno market.  Incline/CB had a number of escrows and a nice sale on Lakeshore Drive at $7.2M, down from list at $9M.  Martis Camp had a $9.55M sale, down from original list of $10.995M.  

Local/Real Estate/Luxe

  • New hot places, alternatives to Las Vegas’ rising prices for luxury and views:  Scottsdale, AZ; Cabo San Lucas, MX; Moab, UT; Palm Springs, CA; Sedona, AZ.  Prices are rising in these areas too, but not yet at the level of Las Vegas.  Aspen, CO remains the top luxury ski destination with prices up 41% from pre-pandemic/2019.
  • In contrast, here are 10 affordable cities where you can still find a house with yard for $300,000 or less:  Toledo, OH; Scranton, PA; Rochester, NY; Detroit, MI; St. Louis, MO; McAllen, TX; Birmingham, AL; Little Rock, AK; Wichita, KS; Baton Rouge, LA.  Doesn’t look like western U.S. made the cut.

  • Interest rates have dropped a bit, giving way to an increase in loan applications.  With home prices continuing to rise, buying today should be a hedge on where that same home will be in 3 to 5 years. 
  • Fun Find!  Waterman’s Landing, next to Sierra Boat Co. in Carnelian Bay.  Focus is on paddle water sports but they have a cool mostly-organic café for breakfast and lunch – 8AM to 3PM for winter hours.  Had a good Caesar sandwich wrap with turkey and cheese; other tempting menu items. Nice coffee spot too with breakfast burritos and home-made pasteries! 
  • Shadyside Lounge – almost next to Sunnyside Resort – is now open!  Features modern Mexican classics fare and signature drinks, including the Shady Lady martini with pickle juice twist (not so sure about that). www.Tahoeshadyside.com
