Another beautiful week, quieter than last week with the holiday, but still teeming with visitors enjoying all that Tahoe has to offer.  As you know, we say we have two seasons – winter and construction.  So, construction it is, with ongoing road work between Tahoma and Crystal Bay/Stateline for broadband installation, Fanny Bridge re-do, water system reconstruction and general paving.  If heading to South Shore via Incline, expect delays on Hwy 28 between Incline and Hwy 50.  And, if you go North on 89 from Truckee to Graeagle, expect at least 3 stops. The good news is that it’s knocked off mid-day Fridays until Sunday nights.  There is a new restaurant at Tahoe Marina – Three Sheets Brewing Company – and the new Safeway in Tahoe City is expected to open mid-September.  Now to the biz of real estate.

Residential Real Estate – week 7/5 – 7/11

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 43; Escrows – 34; Solds – 16
  • Incline Village/Crystal Bay MLS.  New Listings – 10; Escrows – 10; Solds – 8
  • East Shore, NV MLS.  New Listings – 5; Escrows – 3; Solds – 4
  • Reno/Sparks MLS.  New Listings – 145; Escrows – 97; Solds – 107

Activity is picking up!  Two lakefronts listed at $15.95m and $19.75m, both on North Shore, went to escrow.  I heard there are 3 offers on another one on the West Shore.  Crystal Bay had a nice Chase sale at $24.5m, and the East Shore had two off-MLS closings, one at $37.5m (down from original ask of $65m) and another at $42m. And there was a nice Stillwater Cove unit (Crystal Bay) listed at $6.5m that went to escrow.  

Local/Real Estate/Luxe

  • Live music at Eagle Point Campground, Emerald Bay, July 25 & 26.  Tickets include parking, twilight reception with live music and heavy apps, and wine bar by Highway 12 Winery.  Big Bluegrass at Sugar Pine Point State Park, August 1.  West Shore Jazz Quintet – Sugar Pine Point – August 31.  Reservations and tickets – www.sierrastateparks.org
  • Emerald Bay Shuttle starts July 15.  With restricted parking, shuttles will run from 9 to 5 daily with pickup locations in South Lake Tahoe and Tahoma.  $10 adults; $5 13 and under. www.emeraldbayshuttle.com
  • America’s Top States for Business 2025 (19th year of study).  CA has always been in the Top 3, now it’s #22.  Texas is #2, benefitting a good bit from the major exodus from CA. 
  • Robots and beach cleaning!  ECO-CLEAN Solutions has brought BEBOT, solar and battery-powered beach cleaning robot, that has cleared more than 45,000 pieces of litter.  In addition are: PixieDrone, a water-skimming waste removal robot, and Collec’Thor, a stationary aquatic waste collector.  All three work in tandem to tackle Tahoe’s litter sustainably and efficiently.  Keep Tahoe Blue (League to Save Lake Tahoe) is the major sponsor of this.
  • League to Save Lake Tahoe’s beautiful new Spurlock/Evers Environment & Education Center officially opened on Friday at South Lake Tahoe.  Right off the bike path, it’s at 2877 Lake Tahoe Blvd.
  • Fire Ready Truckee Tahoe – excellent event on 7/9 that will be repeated next year.  Well attended and staffed by 16 Truckee Firewise communities along with reps and equipment from various fire agencies and vendors.  I got my free reflective house numbers – available to Truckee residents – thanks to Measure T that has funded financing, personnel, inspections and incentives for us to become as fire safe as possible.
  • Palisades Tahoe has reach agreement with Keep Tahoe Blue and Sierras Watch to settle litigation, so now it appears that development will proceed for the Village.
  • 26% less beach litter after July 4 weekend than last year!  600 volunteers gathered just under 1,375#.
