Winter is really trying at Tahoe. We’ve had a bit of snow, resorts are making snow, and several opened this weekend. Rain is not helping, but at least we’re not getting the full impact of the cyclones being experienced closer to the coast. No snow around the house, all melted with rising temps. Truckee kicked off the holiday season with the lighting of the Bud Fish tree downtown and Santa’s visit on Friday night (after which snow fell with modest dump). Shops will be open late on Friday evenings for festive shopping. The whole region lights up now with celebratory activities though December. Now for what was festive in this last week’s real estate report.
Residential Real Estate – week 11/16 – 11/22
- Tahoe Sierra MLS – North/West Shores & Truckee. New Listings – 19; Escrows – 15; Solds – 20
- Incline Village/Crystal Bay MLS. New Listings – 4; Escrows 6; Solds – 4
- East Shore, NV MLS. New Listings – 7; Escrows – 1; Solds – 6
- Reno/Sparks MLS. New Listings – 109; Escrows – 125; Solds – 8
For Tahoe Sierra, Donner Lake had a new lakefront listing at $5.2 Million, and Lake Tahoe had a lakefront sale in Meeks Bay that started at $6.995 Million, reduced to $5.25 Million and sold for $4.82 Million. Incline had an eastern slope listing that started at $16.5, was reduced to $15.5 and went to escrow this week. East Shore had a re-run of an 11-acre property in Glenbrook, back on the market at $15 Million (on and off the market over the last 4 years), and a lakefront that started at $20.888 Million sell at $15.050 Million. Sierra Nevada MLS showed two homes off Mt. Rose Highway, one listed at $4.44 Million and one sold at $1.975 Million – we still have pioneers in our midst! Lastly, Reno’s Nixon Mansion, listed at $15.9 Million, went to escrow. More on that below.
Local/Real Estate/Luxe
- Tahoe Truckee Community Foundation made its first $1 million grant! This money from the Forest Futures Campaign is leveraging $3 million from CalFire and the U.S.D.A. to build California’s first Cross-Laminated Timber (CLT) facility in Taylorsville (about 21 miles NE of Quincy in Plumas County). This product is super strong, can be pre-cut and also used as an alternative to concrete.
- AT&T’s old lead-sheathed cables lying on Lake Tahoe’s floor have been removed! The League to Save Lake Tahoe worked with AT&T on this successful multi-year endeavor.
- Exodus to Europe. Unhappy Democrats have threatened to leave the U.S., and interest in buying foreign citizenship or residence – the ‘Golden Visa’ – has skyrocketed. CNN (This process ain’t easy, so we’ll see just how many actually pull up stakes.)
- 10-year Listing. Hard to believe, but Donna Spear and I have had an on-again/off-again listing of the beautiful rebuilt historic Nixon Mansion in Reno go to escrow this last week. Must say it’s flattering that the sellers have stayed with us over the years, and I’m not sure there are many agents who can complete with this longevity! Not sure if it’s something to brag about…or not! Long escrow as buyer is investigating special use for this beautiful property.

- Truckee Donner Land Trust: Upper Carpenter Valley’s 691 acres now belong to the Land Trust, all secured by private donations. The Land Trust over the years has secured more than 40,000 acres of open space for protection in the northern Sierra.

- Tahoe Film Festival – 10th year. Dec 5 – 8. Various North Shore locations, great lineup, including MARIA, the new biopic of Callas, staring Angelina Jolie. Www.tahoefilmfest.com
- Palisades Tahoe. You must have heard that the Supes unanimously approved the Altera plan for development, instigating a huge pushback from locals as well as the League to Save Lake Tahoe and Mountain Area Preservation. It’s unlikely this will die as I suspect lawsuits will appear before long.
- Deer Valley, UT: 21,000 sq. ft. home with private gondola to top of mountain, listed at $65 million, just sold in the high $50 million range. Highest sale in the state. Mansion Global
- America’s first flying e-ferry coming to Lake Tahoe! Candela of Stockholm and local partner Fly Tahoe are planning to introduce the first U.S.-based 30-seat Candela P-12 here. Hydrofoil tech enables flying above water surface at high speeds, unaffected by waves and winds. Under 30 minutes north to south Lake Tahoe. No detail on arrival date.
