Greetings Fellow Life Travelers:

And just like that, it’s 2025.  As I start this on Friday, we’re having what we’re told is the last blast of snow for at least two weeks.  Rain dampened some of the holiday fun, but there was no lack of population in the area.  New Year’s Eve was a quiet dinner for 6 at my house that started at 6PM, and guests left a little after 11. We were so engrossed in fabulous conversation that we blew by New York’s Ball Drop at 9.  Bottle count was 2 reds, 2 whites and 1 Champagne – tempering down as the years go by.  New Year’s Eve is my second foray into cooking for the year, the other one is my turn with Book Club. Julia’s Boeuf Bourguignon was a hit (I’ll admit…I don’t try anything first so guests are always Ginny pigs and, so far, so good!).  Now let’s see what was good in real estate this week, with a year-end recap vs. last year.

Residential Real Estate – week 12/28 – 1/3 

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 13; Escrows – 14; Solds – 7
  • Incline Village/Crystal Bay MLS.  New Listings – 3; Escrows – 4; Solds – 2
  • East Shore, NV MLS.  New Listings – 0; Escrows – 1; Solds – 0
  • Reno/Sparks MLS.  New Listings – 60; Escrows – 87; Solds – 55

As expected, pretty quiet New Year’s week.  However, am feeling some rumblings that we may see an uptick in activity as we move further into January.  

Year-end Review:  Tahoe Sierra had fewer sales in 2024 vs 2023 (1138 vs 1142), but dollar volume was up by over $100 Million. The highest sale was $23.6 Million in Martis Camp. Incline Crystal Bay had fewer sales in 2023 vs 2024 (223 vs 293) and over $100 Million in increased volume in 2024. East Shore had 2 fewer sales in 2024 but an increase of $45+ Million in volume. Reno/Sparks had more sales in 2024 (5431 vs 5220) and an increase in volume by over $307 Million.  

Tahoe Lakefronts:  Tahoe Sierra had 15 single family sales in 2024 vs. 9 in 2023.  In 2024 there were 7 listed over $20 Million with only one sold at $19.5 Million, highest California sale.  $16.5 Million was highest sale in 2023.   Incline Village had 3 sales in each year, with $26 Million the high in 2023 and $62 Million the high in 2024.  The East Shore had 4 sales in 2023 and 6 in 2024, with $16.025 Million the high.  South Lake Tahoe did not have any lakefront sales in 2023, but there were 6 in 2024, one of which was at Fallen Leaf Lake.  Highest sale was $6.25 Million in Tahoe Keys. 

Local/Real Estate/Luxe

  • First Snow Survey shows CA is off to a good start with snowpack across the Sierra, southern Cascades and Trinity mountains at 108% of average at this time.  However, we can’t rest on laurels, so it will be important to see a lot more in the coming weeks and months. 
  • Epic flight:  Female falcon was tracked over 42 days from South Africa to Finland.  https://www.bevirax.com/epic-journey-gps-falcon-flies…/
  • Preserving open space:  1) One square mile of wildlife habitat adjoining Grand Teton National Park has been saved from private ownership and development with a $100 Million purchase with funds from the Dept. of Interior, Land and Water Conservation fund, and private donations raised by the Grand Teton National Park Foundation.  Writer and friend, Ted Kerasote (Merle’s Door), wrote a significant message in a 2023 New York Times Opinion piece, outlining the merits of preserving this beautiful land.  2)  Truckee Donner Land Trust, in collaboration with Northern Sierra Partnership, secures a 691-acre wilderness in Carpenter Valley.  This expansion of protected lands ensures the preservation of an ecosystem perched between the Sierra Crest and Carpenter Valley’s meadows.

  • For Book Lovers:  Portugal is home to the world’s oldest operating bookstore. Livraria Bertrand in Lisbon, established in 1732, holds the Guinness World Record for being the oldest continuously operating bookstore. Located in the Chiado district, it has been selling books for nearly 300 years, making it a significant cultural landmark in Portugal.  Kelly Swanson, REALM colleague
  • Longboard Ski Races:  Sunday, January 19.  Johnsville Historic Ski Bowl.  One of three Historic Longboard Revival Race Series.  (Johnsville is about 1 hr. 10 Min N of Truckee via Hwy 89 and Graeagle/Johnsville Rd.)

  • Just thought you should know that the Scottish have a word for laying around in bed after it’s time to get up. It’s called Hurkle Durkling.  I do be Hurklin and I do be Durklin, and once I’ve hurkled my last durkle, at any given moment I will get up. 
  • Doctor Visit.  The doctor told me, he said I should stop drinking alcohol immediately. Those were his words. He said immediately.  It was really difficult for me to accept but at the end of the day, I had to make that decision.  I stopped.  I stopped immediately.  I stopped…going to a doctor for advice. I mean, who needs that kind of advice?
  • A man and his wife and his mother-in-law went on vacation to the Holy Land.  While they were there, the mother-in-law passed away.  The undertaker told them you can have her shipped home for $5000 or you can bury her here in the Holy Land for $150.  The man thought about it and told him he’d just have her shipped home.  The undertaker asked why would you spend $5000 to ship your mother-in-law home when it would be wonderful to have her buried here and spend only $150.  The man replied, “a man died here 2000 years ago, he was buried here and three days later he rose from the dead.  I just can’t take that chance.”
