Greetings Fellow Life Travelers:

Another week of sunshine and crispy nights with a little blast of snow a possible over the weekend.  The month continues to be dry with no real encouragement for a major storm or storms.  Nature.  Whatta-u gonna do?  That doesn’t mean life stops at Tahoe.  There’s probably more action in the bars, restaurants and shops, and skiing certainly isn’t dead.  Good news is the appointment of a new President and CEO for Tahoe Forest Hospital…Anna M. Roth, RN, MS, MPH will start with us in March!  She was the CEO for 15 years at Contra Costa Health, and is also a homeowner in Truckee. Her background and accomplishments are impressive!  So, let’s see what was impressive this week in real estate.

Residential Real Estate – week 1/18 – 1/24 

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 19; Escrows – 15; Solds – 15
  • Incline Village/Crystal Bay MLS.  New Listings – 6; Escrows 1; Solds – 1
  • East Shore, NV MLS.  New Listings – 3; Escrows – 3; Solds – 2
  • Reno/Sparks MLS.  New Listings – 92; Escrows – 115; Solds – 54

Nothing too exciting to report this last week.  One lakefront on the North Shore, listed at $7.75 Million sold for $6.2 Million.  On the East Shore, Chase stood out with 2 new listings, 2 escrows and one sold!  Five of the six new listings for IV/CB were condos. 

Local/Real Estate/Luxe

  • Homewood Resort at last has TRPA approval of its Master Plan.  Lots more hoops to go through, but the resort intends to reopen for next season.
  • Another scam:  Calls from your mortgage lender to divert your loan payment to another recipient, typically accomplished with a phone call. The ‘Green Mirage” scam is targeting homeowners in all 50 states, making an estimated 5,000 calls a week.  Suspect everything! Confirm all by contacting your loan officer or directly to your lender.
  • “Iceberg House” – are you ready?  New fad is developing space below your home for a gym, lounge, movie theater, whatever.  I still can’t understand why one who has a house at Tahoe wants a ‘wine room’ when there are such beautiful vistas to enjoy while sipping.  Guess I’m not a connoisseur.

  • Upcycled Adventures, a new outdoor gear consignment shop, is focused on sustainability and community.  Inspired by Reno’s Gear Hut, this shop focuses on making outdoor adventure affordable for everyone.  Located at Donner Lake, Donner Lake Village. 
  • U.S. existing home sales in 2024 fell to lowest level since 1995, with high interest rates mostly the culprit. Rising home insurance and property taxes have added to home ownership costs. Outlook for 2025 will be pretty much the same as long as interest rates stay in the 7% range.
