Greetings Fellow Life Travelers:

As I start this Update on Friday, it is snowing lightly and steadily, so we’ll just have to see what we get!  I’m at 6,200’ elevation, and Open Snow had said snow down to 6,000’.  We still can get rain as the temps aren’t as cold as they might be.  However, this means snow for the resorts!  Saturday report – rain.  Sunday report – rain.  Looks like we may get snow toward end of the week, but nothing major on the horizon right now.  Nature!  Not much we can do.  So, back to real estate and what took place this past week.

Residential Real Estate – week 1/25 – 1/31 

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 18; Escrows – 19; Solds – 13
  • Incline Village/Crystal Bay MLS. New Listings – 6; Escrows – 2; Solds – 3
  • East Shore, NV MLS.  New Listings – 3; Escrows – 3; Solds – 0
  • Reno/Sparks MLS.  New Listings – 102; Escrows – 130; Solds – 88

Things relatively quiet this last week.  One lakefront by Tahoe City listed at $5.95 Million went to escrow, and my big news is closing a beauty on the West Shore listed at $29.5 Million.  Fabulous buyer and seller, easiest escrow ever!  “One and done” in 2 weeks. On the East Shore, Chase had 2 properties go to escrow. 

Local/Real Estate/Luxe

  • Big Bear Eagles:  Jackie and Shadow have 3 eggs.  It takes about 35 days for them to hatch, assuming they stay viable.  It’s fun to watch, so sign up!  https://sportsmansparadiseonline.com/spo-newsletter/  Check the 7th box down.
  • TahoePhil has four concerts coming up this February – Minden, Incline Village and Reno. www.Tahoe-Philharmonic.com   And, there’s a Soiree Musical Fundraiser on Saturday the 15th in Zephyr Cove.
  • Homewood Resort’s approval also includes demolition of the blighted Tahoe Inn near the Nevada State Line in Kings Beach during the first phase of construction.  Yay!  
  • U.S. spending on Wellness passed $2 Trillion for the first time.  No longer seen as just pampering, consumers are turning to wellness to improve health-span…the number of years a person is free from major disease or illness.  Mansion Global
  • AI comparisons.  With all the AI tools many are using, writers are starting to post comparisons.  Lots of disarray with the intro of DeepSeek from China that had a huge impact on Nvidia stock this week.  Each AI source has its attributes and shortcomings, all dependent on how you use the resource.
  • Van Gogh:  Can you believe buying art at a garage sale for $50 and have it be a true Van Gogh worth $15 Million?  Experts are still trying to determine its validity…a very complicated process.  If you are interested in the process/story – https://tinyurl.com/nh4d7h6  WSJ
