Greetings Fellow Life Travelers:

Ok, then, it’s February.  Does anyone think life is just lumping along?  It’s like – Whew! Where did that go?  The good news is we’re still here despite the rapid spinning of the planet or whatever makes us feel the speed.  So now we must talk about the crazy weather…rain/snow…and the fact that the resorts have received a nice dump to keep us going.  After this little blast, we may see some quiet until end of next week.  Just like our world today, uncertainty prevails.  Real estate also has its uncertainty, but those of us in the biz, along with the pundits, predict it will be a good year.  What did this last week look like?

Residential Real Estate – week 2/1 – 2/7 

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 16; Escrows – 15; Solds – 17
  • Incline Village/Crystal Bay MLS.  New Listings – 5; Escrows – 7; Solds – 4
  • East Shore, NV MLS.  New Listings – 2; Escrows – 0; Solds – 1
  • Reno/Sparks MLS.  New Listings – 116; Escrows – 146; Sols – 58

Nothing too exciting this week, but Northstar had a $7.5 Million sale in the Glades (sold for ask), and Montreux had a new escrow listed at $4.5 Million.

Local/Real Estate/Luxe

  • Insurance continues to be a top topic for real estate.  With so many challenges to obtain it, some are opting to ‘self insure’, i.e., have no insurance or modify the plan they can get.  Great hazard should the property be destroyed as not many have the wherewithal to rebuild.  Conundrum for sure.
  • Lake Tahoe’s market in 2024 reflected a balanced market and a definite increase in high-end sales over 2023.  Predictions for 2025 indicate an even stronger showing assuming the economy, inflation and interest rates hold steady or improve.
  • Secret Wealthy Enclave – Smoke Tree Ranch – had a feature in the WSJ this week.  Located in Palm Springs, this understated gated community has about 100 modest one-story homes on 400 acres, a clubhouse, stables and small hotel (that I stayed in for a wedding many moons ago).  Dirt roads and no lawns or non-native plantings prevail, and it was only recently that private swimming pools were allowed.  Homes trade privately and stay in families for years. 
  • Full moon Valentines’ Day guided snowshoe tour – Sugar Pine Point State Park. https://sierrastateparks.org/events
  • Fun Fact:  Lake Tahoe’s water level rose by over a quarter of a foot since last week.  Sounds small, right?  Well, it took over 12 BILLION gallons of water to make it happen.  Tahoe Fund
  • Cal Neva.  Although infrastructure revitalization has been going on quietly, the project is set to begin major construction this summer, with the 2026 opening still on schedule for its 100th anniversary! 
  • 3D Tech. Broke a crown and was amazed to discover no more of those awful impressions…now done with a camera.  The most fun part was watching the temporary being created on the 3D machine.
  • HENRYs – New term for real estate buyers:  High earner, not yet rich.
