Greetings Fellow Life Travelers:

Ok, then.  End of February.  Is life getting even faster than before? Maybe we will be living on the moon before we die.   At Tahoe we’re waiting for more snow that doesn’t look very promising. The swift move into March this weekend could change the picture, but Open Snow is not giving a lot of encouragement other than several flakes here and there…so far.  My updated Tech report regarding the replacement crown: final came back from the lab, dentist wasn’t happy with it so ran the file thru the 3-D machine that made the temporary….voila!  Perfect crown now installed. So, new advances in our lives are intriguing…and certainly more comfortable in the dentist’s chair!  Now to review the week that was in real estate:

Residential Real Estate – week 2/22 – 2/28  

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 18; Escrows – 8; Solds – 17
  • Incline Village/Crystal Bay MLS.  New Listings – 4; Escrows – 6; Solds – 4
  • East Shore, NV MLS.  New Listings – 5; Escrows – 5; Solds – 3
  • Reno/Sparks MLS.  New Listings – 103; Escrows – 132; Solds – 108

For Tahoe Sierra, 13 of the 17 Solds were under $1 Million.  The East Shore had a bit of good play with two new lakefronts listed – one at $65 Million (a BIG stretch in my opinion) and the other a Chase listing at $11.5.  A Chase Glenbrook property listed at $9.7 Million 2 years ago sold for $6.75 Million, reinforcing the reality that sometimes our higher-priced properties take a while to sell.

Comparing the first two months of 2025 to 2024 in the Tahoe/Sierra MLS, there were 6 more sales in 2025 and $82,999,734 more in sales.  Median price was up $234,750 from last year’s of $1,035,500.  So far, things are looking good for the market!  

Local/Real Estate/Luxe

  • SNOWFEST is well under way!  Events continue through this coming week, ending on Sunday.  www.tahoesnowfest.org/schedule
  • Lake Tahoe’s current temperature holding strong at 41.7°.  Perfect for yesterday’s (Saturday) Polar Swim at Garwoods.  Tahoe Fund
  • Florida – property taxes.  Gov. DeSantis is backing state legislature to eliminate property taxes. If passes, this will be the first state without these fees.  Proponents and opponents!  Can you imagine that happening in California?  Unfortunately….no. 
  • Ten most popular U.S. neighborhoods based on views listings received in January.  Out of the 10, Beverly Crest in Beverly Hills ranked second and is the most expensive with median price of $5.97 Million. Realtor.com
  • Houzz.com.  Great resource for home information, from ideas to resources to shopping to stories.  How-tos, To-dos, tips, 2025 paint colors….just about anything you need to know about your home, working with a contractor, designer, etc.
