Well, this crud is relentless. Two weeks and still not back to normal. Covid was EZPZ compared to this! However, the sun is out and all the new snow melting. We think the big storms are over, but I doubt I’d put money on it! Lots of stirring in real estate as properties get prepped for market.
Interesting first quarter stats 2024 vs 2025 for the Tahoe Sierra MLS: 2024 – 200 sales, $913,499 Median price, $265,927,431 volume, $7,415.000 highest sale. 2025 – 199 sales, $1,163,800, $348,893,754 volume, $27,500,000 highest sale (mine!). The next highest was $11,320,000 in Martis Camp. Interesting, the overall stats for the Tahoe Basin are down in number of units sold in 2025 vs 2024 by 32 and dollar volume down by $15,963,048. The drop is due to big fallout in condo sales across the board. Also interesting, the median price of both sold condos and homes was up! And, the North & West Shore had the strongest increase in home sales stats. So, we’ll take the upside anticipating a productive year! Let’s see what this last week produced.

Tahoe Sierra had a new listing on the West Shore – Black Bear Tavern (currently a residence), still equipped with its restaurant and bar attributes. The was The Forest Inn when I sold it – my second sale – in early 1970s. Chase Listing at $6.5 Million. Reno’s activity appears stronger, and a newer modern home with big views, pool and pool pavilion in Somerset just listed at $4.9 Million.

- Jackson Hole home prices have doubled in the past 5 years! Scarcity of land (97% in Teton County is in conservation), plus no state, corporate or estate income tax. As with Tahoe, locals have been priced out of town, commuting for work from outlying communities. WSJ
- Mortgage rates are lowest in 5 months. Question is….will this trend last?
- Australia is pushing for a social media ban for kids under 16. If voted to confirm, it will be year before implementation. WSJ
- Ski Area Closings. Yikes – that time already! Northstar – 4/20; Sugar Bowl and Mt. Rose – 4/27; Palisades Tahoe – 5/25. Looks like Tahoe Donner closed this weekend.
- Baby bears are emerging! Time for the cubs to start exploring the outside world. Bear League has fun videos of a few domiciling under homes starting to stretch their legs under mama’s watchful eyes.
