Greetings Fellow Life Travelers:

And just like that, the crud is gone!  Am now interested in food again and the truck that ran over me has moved on. It’s great to be alive and feeling renewed energy.  And, the sun is out, temps are up, and Open Snow suggests the winter storms are over.  Now I’m getting the beautiful Rubicon lakefront back on the market, although the homes are not yet opened for viewing.  Putting it ‘out there’ in case there’s a candidate on the search for something special. Also have a cool condo that we’re re-marketing with a new approach to capture new eyes.  Never nothing to do in this biz!  There’s lots of stirring with new properties coming on the market.  Let’s see what took place this last week.

Residential Real Estate – week 4/5 – 4/11

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 39; Escrows – 15; Solds – 6
  • Incline Village/Crystal Bay MLS.  New Listings – 10; Escrows – 5; Solds – 2
  • East Shore, NV MLS.  New Listings – 6; Escrows – 5; Solds – 2
  • Reno/Sparks MLS.  New Listings – 157; Escrows – 127; Solds – 82

Nice uptick in new listings for Tahoe Sierra and the Reno/Sparks markets.  For Incline, quiet activity, and 9 of the 10 new listings are condos.  Condos are taking it in the shorts with all the HOA increases for fire insurance. On the East Shore, one Beach Front condo originally listed at $4.75 Millon, reduced to $3.595 Million, sold for $3.1 Million.  I brought back the beautiful Rubicon estate at $30 Million, quietly now just through our local MLS until we can get the homes open and new video produced. 

Local/Real Estate/Luxe

  • Ski Area closings:  Looks like most will be done next weekend 4/20 and 4/21.  Mt. Rose, Royal Gorge, Sugar Bowl 4/27, and Palisades 5/26.  So that’s that for Spring skiing.
  • Road construction preview:  Int 80 will have extended lane closure eastbound near junction of State Rte 20 from 4/13 – 24, one lane with delays up to one hour.  Yuk.  Harbinger of what we’ll see in the Tahoe area as our roads aren’t looking that great.
  • OK – here’s the skinny: Major construction projects are scheduled across Highways 28 and 89 and surrounding areas throughout 2025 impacting Tahoe City, the West Shore and North Lake Tahoe. These include road repaving, broadband installation, trail upgrades, and utility improvements. Expect one-way traffic controls, delays, and some closures.  Can hardly wait.  Part of life in the mountains.   No construction on weekends, one reason we changed our annual Chase International Luxury Home tour to a Saturday – June 14.  If you have interest in attending, please let me know as our guest list will be limited. 
  • Gatekeeper’s Museum – Tahoe City – is now open for the season featuring new exhibits.  Wed – Sun, 11am – 4pm. New features:  Tahoe’s Gilded Age of Fashon, revolving Basket Displays, and Tahoe Dogs.
  • Easter Festivities:  Easter egg hunts, fabulous brunches and, of course, meaningful services at local churches, with some outdoors.
  • The Donner Project:  Sierra State Parks Foundation completed the first phase in July 2022, restoring the Pioneer Monument.  Phase 2 will improve the landscaping around it with ADA accessibility, new plantings, visitor protection from climbing on it, gathering areas for small groups’ education.  Remaining $65,000 is needed to complete.   • Lot sales – Tahoe Sierra MLS – 01/01/2025 to present.  There have been 44 lot sales, only in the general Truckee area – from $50K on Donner Summit to $4.5 M, an off-market sale in Martis Camp. Who wudda known?  Sounds good to me!  Interest in our beautiful area ain’t going away!
