Greetings Fellow Life Travelers:

Had an interesting round-table session with 16 agents from the Bay Area, discussing current state of the real estate market given the recent upheaval in the stock market.  Some pockets are robust with good buying activity, others are not.  For those in high fire areas, it’s the increased fire insurance premiums that are putting the kybosh on purchases, reflecting substantial discounts in some transactions to accommodate the high premiums a new owner will face.  Another presentation on Friday from Luxury Portfolio’s economist regarding the current economy, it’s too soon to tell what the tariffs will mean, probably taking 6 months to see where it lands and whether we’ll have a recession. If inflation stays where it is at 3% (above ideal of 2%), there won’t be any interest rate reduction.  Employment numbers today do not indicate any recession.  With the volatility in the stock market, investment in real estate continues to be a winner.  Even with prices being reduced in some sectors, overall price growth continues in desirable areas, the Bay Area and Tahoe included.  So, let’s see how we did this last week.

Residential Real Estate – week 4/12-4/18

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 26; Escrows – 20; Solds – 10
  • Incline Village/Crystal Bay MLS.  New Listings – 9; Escrows – 6; Solds – 1
  • East Shore, NV MLS.  New Listings – 8; Escrows – 2; Solds – 4
  • Reno/Sparks MLS.  New Listings – 138; Escrows – 140; Solds – 88

Of interest this week is a re-run lakefront on the West Shore at $7.95 Million, up $500K from last year with addition of a boat slip at the shared pier. For Crystal Bay, a new lakefront with shared pier came on for $18 Million.  On the East Shore, a re-run lakefront, listed at $25 Million, sold right away for $23 Million to someone waiting in the wings for a price reduction. Chase had two new Glenbrook listings come on at $7.95 and $6.875 Million.  Reno had a new escrow listed at $4.999 Million.

Local/Real Estate/Luxe

  • North Tahoe incorporation?  Another move to see if Eastern Placer County can support a move to incorporate its presence on the West and North Shore, to Palisades, to Northstar up to the Town of Truckee.  Desire is for more control on what gets decided in our area including how our TOT and tax dollars are spent.  Lots more to come on this!  If moving forward, it would be for the November 2026 ballot.
  • Earth Day is officially April 22, but activities are happening over this next week to highlight the sensitivity of our beautiful area as well as fund raising for stewardship efforts.
  • Puerto Rico luxury real estate continues to be on fire.  New high-end developments have fueled the residential market where $30 – $40 million homes are selling.  In 2021, a past client of mine at Tahoe made one of those purchases, moving his family to live there. Just like Tahoe and other popular places, the work force is being pushed out as prices rise.  
  • Cushing Crossing – Palisades Tahoe.  33rd annual event will be Sunday, May 4.  Hysterical challenge to ski off Mountain Run and cross the pond without falling in.  
  • Edible Reno-Tahoe magazine is a wealth of information about gastronomic delights, highlighting special places that may not be front and center when searching for something different and delicious. Great article on Cannoli in Reno (they deliver) and Smoke Door in Crystal Bay. Check it out!  www.ediblerenotahoe.com
  • Tahoe Music Alive starts its summer series on April 27 with Grammy-award winning Catalyst Quartet.  Tahoe Vista, 2PM.  www.tahoemusicalive.org
  • Peaks Madness Champion is Mt. Tallac! After 3 weeks of countless votes, this peak won over 15 others in the Tahoe Basin. Tahoe Fund

Years ago, when a much smaller person, I climbed this peak at midnight to see Lake Tahoe as the sun arose in the morning.  This was a tradition on moonlit nights for Fallen Leaf residents.  So, my choice won!  

  • Spring skiing.  As all but one resort closes for the season this coming week, Palisades will be open 7 days a week through Memorial Day (weather and conditions permitting).  http://palisadestahoe.com/
  • Ranch sale in Clio, about 45 minutes north of Truckee.  Sold for $11 Million from ask of $12 Million.  765 acres, beautiful home, ranch manager home, garage, barns, outbuildings.  New owner will put most of acreage in Conservation Easement!  
  • Spoonful of Comfort!  One of the best presents ever!  My nephew and his wife sent me this when recovering from the crud.  Chicken Noodle soup plus rolls and, of course, cookies.  Beautiful packaging, delicious soup (they have other kinds). www.spoonfulofcomfort.com
  • The Bohemians.  If you have read this good book, there is an exhibit of 100 of Dorothea Lange’s “Seeing People” series at the Nevada Museum of Art in Reno.  Will be here until February 2026.
