Last weekend I had a wonderful, cultural experience with a beautiful (fund-raising) concert at a private home on Saturday, then the Tahoe Philharmonic’s accomplished Easter concert at the Catholic Church in Tahoe City – gorgeous stained-glass windows and great acoustics. Ambitious program that was beautifully executed! June schedule coming soon. This weekend it’s Tahoe Music Alive’s first of its summer series – Grammy Awared-wining Catalyst String Quartet. Check out future concerts: www.tahoemusicalive.org. Daffodils are popping up everywhere, and flowering trees are showing new blossoms! This weekend a bit of winter returned with snow falling on Saturday, but then we’re back to warm temps this next week. Definite stirring in real estate with new listings coming on and sales moving along. For the Tahoe Sierra MLS, from April 1 – April 25, we had 51 solds vs. 54 in 2024; dollar volume of $84,033,750 in 2025 exceeded $78,953,908 in 2024. Average price is up this year, but median down. So, the dance continues. Will be interesting to see how we fare in May. Now to check out this last week.
Residential Real Estate – week 4/19 – 4/25

- Incline Village/Crystal Bay MLS. New Listings – 12; Escrows – 5; Solds – 2
- East Shore, NV MLS. New Listings – 1; Escrows – 2; Solds – 5
- Reno/Sparks MLS. New Listings – 125; Escrows – 146; Solds – 100 (95 under $1 Million)
Last week was Spring Break so not a lot of new escrows across the board. We’re in our ‘shoulder season’, so will be interesting to see how much buying activity we’ll have in the next month. Crystal bay had a lakefront listed at $12 Million sell for $11.8 Million.
Lakefront Active Status as of 4/25: North and West Shores has 9 active with a couple in the wings waiting to come on. Prices range from $3,995 Million to $30 Million. Incline Village/Crystal Bay has 5 listed, 4 in Crystal Bay. Prices from $11.9 million to Chase’s impressive listing at $49.5 Million. The East Shore has 6 listed, one of which is another Chase listing – Shakespear Ranch for a total of $188 Million – 4 parcels that can be purchased separately for a total of 10 on the market now. South Lake Tahoe has one lakefront with pier at $3.995 Million plus a Fallen Leaf beauty at $4.5 Million. One of the coming West Shore listings is a 7- bedroom beautiful log home on over 2 acres, beautifully furnished, no pier, pretty much move-in ready. Offered at $18.5 million. There will be more popping up as we get closer to summer.
Local/Real Estate/Luxe
- Fire protection. Huge awareness on requirements for protecting our properties, with well-organized protocols for the Town of Truckee along with guidelines for the Tahoe Basin. Having properties checked for Defensible Space is part of our real estate protocols, and it also can have an impact on obtaining insurance and even providing some discount in premiums if in a Firewise community. Re Insurance: Caveat! Absorb small claims as they all reflect on potential for insurance going forward, impacting a new owner if you are considering selling.
- Be Bear Aware! Now that the cubs are leaving the den and moving into the forest, they also cross roads at random with Mama. We love our bears and do not want to see them injured or killed. For our homeowners, be sure your residence is bear-proof! Climate change and fires have moved more of these beautiful animals into our living spaces, also encouraged by availability of food by careless attention to garbage disposal.
- Truckee River Watershed Council continues its amazing work, restoring our watersheds and enhancing wildlife habitat. For information on their various programs, www.truckeeriverwc.org
- 550-pair shoe collection room! For a MAN! NLF star being traded has put his Morgan Hill home on the market for just under $5 Million.
- Artown, Reno. In it’s 30th year of fabulous productions all over Reno, with main shows in July. Not limited to the calendar, more events tied to this amazing collection of entertainment, free and charged. www.artown.org
- Luxury Market: Now that the pandemic migration trends have faded, luxury buyers are more dispersed, moving away from major financial centers and more affordable luxury Midwest to pricey coastal living in Santa Barbara and quieter retreats in the Sunbelt. (Let Tahoe be one of them!) Mansion Global
- LA Fires have fueled (sorry) interest in other LA-area residences, sending home sales and prices surging in its already-challenged inventory.
- Road Construction – Ugh! However, we need decent roads and summer is construction. Here’s the scoop so far/imminent: Hwy 28 between TC and Kings Beach: Several stops, but up to 15-min delay (not so bad). Int 80 enroute to Tahoe continues construction, so check CalTrans to get current update.
- There’s a bear! On the phone with my colleague as she’s walking her dog, and she says, “Oh my God, there’s a bear”, and hung up.
- Looking for a beautiful ranch? Historic 550-acre List ranch and manor, about 30 minutes from Reno and Lake Tahoe in Nevada, is available through Chase, listed at $22 Million. Call me for details.
