
Greetings Fellow Life Travelers:
Here’s a glimpse of my 10-day trip to the south, exploring unknown territory enroute Greenville, SC for a conference. I joined up with friends in Atlanta where one friend, a commercial broker, had a colleague he hadn’t seen in years and I had another that I hadn’t seen in years, so we both caught up for rewarding visits. We explored a bit of Atlanta, drove by the new and impressive Truist Baseball stadium, and had two great dinners. We tried Fried Green Tomatoes and had a little competition going on the trip with three restaurants – two were great, the third a flop. From there we drove to Savannah for an amazing stay at the JW Marriott Plant on the Savannah River, a redo of an old electric plant. One of numerous luxury hotels owned by Richard Kessler (he started and sold Days Inn), it was furnished with part of his amazing collection of geodes and other impressive artifacts. From there on to Greenville, a beautiful town, also with a small river and water falls, extensive walking paths, a vibrant main street for festive events and numerous excellent restaurants. Lots of history in the entire area and, starting with Atlanta through our whole driving trip, we had never seen so much green and clean! No trash anywhere, abundant trees and grasses, gracious people, manners, respect, and families of all ages having great fun. It was a bit humid and not too hot, so perfect visit time. As part of our conference, we toured the 137,000 sq. ft. Greenville TEC Allied Health center, newly moved into a beautiful new building with state-of-the-art equipment for teaching their aspiring medical technician students. This amazing Community College campus of several buildings also has four other locations in the region, with a chef school at one of them. We also visited fascinating Ninety Six National Historic Site about an hour south of Greenville where the Patriots lost to the Brits in 1775, and drove to the huge and beautiful Clemson campus that had just vacated for summer break. Now back to business and what transpired in real estate in the last two weeks!
Residential Real Estate – weeks 4/26 – 5/9
Tahoe Sierra MLS – North/West Shores & Truckee. New Listings – 90; Escrows – 32; Solds – 33
Incline Village/Crystal Bay MLS. New Listings – 20; Escrows – 5; Solds – 8
East Shore, NV MLS. New Listings – 6; Escrows – 2; Solds – 2
Reno/Sparks MLS. New Listings – 252; Escrows – 297; Solds – 224
Definite uptick in new listings for Tahoe Sierra MLS, and Incline/Crystal Bay popped up with 15 homes. Schaffers Mill in Truckee had an impressive sale at $6.8 Million, and the Beach Club on the East Shore had a $4.999 Million condo go into escrow. Reno had a $5.15 Million sale.
No new lakefront home action, although there’s a nice one at $19.5 Million in Dollar Point coming on the market in a couple of weeks. Now there are two active residential lakefront lots on the West Shore, one listed at $3.888 Million, the other at $6.995 Million.
Local/Real Estate/Luxe
Insurance note: If your residence and other real estate is in a Trust, be sure to include that on your insurance policies. I just added mine. If you don’t, and your house burns down or otherwise suffers a major loss, you might not be covered if ownership shows the Trust and your policy does not.

International real estate: Long-term rental commitments on the rise in Dubai; Hong Kong home prices hit nine-year low.
Historic List Ranch for sale 30 min. from Reno and Lake Tahoe. Built in 1934, it features an updated English-style Manor House along with Dutch-style barn, several cottages and outbuildings on 550 acres. Of course it’s a Chase listing. $22 Million. Call me for more information. (Years ago, wanted to marry a rancher; maybe in my next life!)
Mortgage Rates. Even with stabilizing in the mid 6% and a bit higher range, there’s an increase in mortgage applications, sending a message that stability is winning out over the hope that they will drop significantly. Predictions include the possibility of lowering by the end of the year, but no one is predicting anything below the low to 6%.
Miami luxury real estate has cooled quite a bit, but Palm Beach continues to flourish. Pockets in most communities across the country reflect the same activity…some rather robust, others quieter now that the pandemic madness is over.
