Greetings Fellow Life Travelers:

Another fabulous REALM® Global Collective (my 4th), this time at The Breakers in Palm Beach.  This historic, classic hotel and grounds are over the top!  Content and networking, plus lovely free time, provided inspiring intel and opportunity to reconnect with old friends and meet new colleagues from across the country and beyond. Two east coast trips within weeks of each other are enough for now, so it’s Tahoe Time for what we expect to be a productive summer.  I know there were a lot of new listings in the last two weeks, so let’s take a look.

Residential Real Estate – weeks 5/10 – 5/23 

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 158!  Escrows – 34; Solds – 43
  • Incline Village/Crystal Bay MLS.  New Listings – 35; Escrows – 19; Solds – 10
  • East Shore, NV MLS.  New Listings – 22; Escrows – 4; Solds – 2
  • Reno/Sparks MLS.  New Listings – 280; Escrows – 249; Solds – 220

Summer’s off to a big start!  More listings than we’ve seen in some time.  Incline had two new off-water homes come on at $13 and $13.9 Million, and a lakefront Crystal Bay Cove condo at $7.5 Million.  Martis Camp showed up with a $17 Million listing.  Part of the new North and West Shore listings included 6 new lakefronts from $7.9 to $45 Million.

Lakefront Actives:  North/West Shores – 17; Incline/Crystal Bay – 6; East Shore – 5 plus Shakespeare Ranch (4 parcels or all); South Lake Tahoe – 2 (1 on Fallen Leaf Lake).  We’ll be seeing more come on in the next while.  

Local/Real Estate/Luxe

  • Real Estate today.  Mixed messages across the board!  High-end buyers are either holding on to resources and not doing anything, pulling out of stocks and putting money into real estate, or moving money into overseas investments.  What will it be for our market here at Tahoe this season?
  • Warm-weather states’ prices in many metros have dropped, and inventory has increased a lot.
  • Pickle Ball lessons – Olympic Valley Courts.  Chris – 530-386-1683.
  • Ritz-Carlton, Northstar – has just unveiled a property-wide two-year transformation.  Haven’t been up to check it out, but it’s on the list! 
  • LTOA (Lake Tahoe Owners’ Association) annual pre-summer meeting on Friday.
    • Introduction of a company that uses UV lights to eradicate invasive weeds in a matter of minutes. Being used effectively in marinas and around the Lake
    • Piers.  11 to be allocated, 1 single use, the rest multi-use. June deadline for application, July allocations.
    • Pier/Buoy leases.  Be sure to read Special Conditions as there are things popping up that may need to be addressed. LTOA on top of this, but be sure to call if you have any concern.
    • Lawns and fertilizer.  Use non-toxic products if possible as toxicity leaches into the lake, fostering bad things growing in the water.
    • Beavers.  Increasing problem for many as they destroy trees (love Aspen) for their dams.  They can travel over a mile from the river.
    • River Rafting.  On go this year as the lake is up and will hold until fall. 
  • Tahoe Yacht Club held its annual Blessing of the Fleet on Saturday with lovely service by Rev. Edward Hilton, including amusing blessings and sprinkling on us of Tahoe water, followed by a glorious lunch provided by Melanie – a local favorite caterer.
  • Connections.  If you have interest in property anywhere in the US or globally, I have recourses to assist.  You name the place; I’ll find you a professional to take great care of you.  My membership in REALM opens doors to the top 1% of agents just about everywhere.

Well, I love reading books. For starters, it’s the agreement I have with our Book Club, and we’re on in a week for the next meeting.  This Memorial Day weekend is skating through with no snow and glorious weather.  The stream of cars coming to the Lake today was endless, and outside seating was full of guests enjoying coffee and treats in Truckee.  Have a great week and see you next time!
