Greetings Fellow Life Travelers:

Have never seen so many gorgeous lilacs in bloom!  Truckee is showcasing a beautiful bounty this season. This was a week of organizing for me…boring stuff – house maintenance, Trinkie maintenance, Dancer maintenance – and all is good.  Not cheap but good. Now it’s on to real estate and what’s in store for the next few months!  Interesting, national sales figures are down for the last month even with increased inventory, but Tahoe seems to be holding vs. last year same time.  Comments re drop seem to relate to interest rates, but I’m not so sure that’s impacting most buyers at Tahoe. No roar in the market, but we are selling homes, maybe slower than we’d like to see. Graduations will be over soon and our visitor count will be up. High end properties doing well in the Miami/Palm Beach environs, but other parts of market not so much.  Fear appears to be holding many back from moving forward, and interest rate climb isn’t helping either. So, what happened this last week at Tahoe?

Residential Real Estate – week 5/24 – 5/30

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 39; Escrows – 23; Solds – 16
  • Incline Village/Crystal Bay MLS.  New Listings – 15; Escrows – 8; Solds – 3
  • East Shore, NV MLS.  New Listings – 4; Escrows – 8; Solds – 1
  • Reno/Sparks MLS.  New Listings – 118; Escrows – 185; Solds – 118

Things are percolating!  However, the high end is still sluggish…except for Chase’s Gonowabie lakefront listed at $26 Million that just went to escrow!  Only lakefront in escrow right now.  Incline/Crystal Bay action is divided between homes and condos.  The Reno market is very busy, and East Shore had a nice increase in activity.

  • Ice Cream thievery:  Cinnamon bear broke into a Kings Beach ice cream shop and stole a 3-gallon tub of chocolate chip cookie dough.
  • Being piggy.  Luxury retailers that raised prices during the pandemic are now reporting disappointing numbers. Dior and Chanel are biggest culprits with dramatic spikes in pricing.  A Chanel purse that cost $5,800 in 2019 is now $10,800.  Hermes and Cartier, more restrained, are still showing healthy growth.  Now that the two biggest drivers of luxury goods demand, China and the U.S., are in the doldrums, 2025 is shaping up to be a lost year for the luxury industry with global sales expected to dip 2%.  WSJ

  • Sandwich sign:  Free Beer.  Topless bartenders.  False Advertising.  (Saw this in Savannah, GA!)
  • Name of store:  Unnecessary Necessities.  If you need it, we don’t sell it.
  • Teenagers:  Tired of being harassed by your stupid parents?  ACT NOW!  Move out, get a job, pay your own bills while you still know everything.
  • Sign in store:  Prices have been pre-haggled for your shopping convenience.

So, onto haggle-free shopping!  Tahoe temps toasty in the mid – high 80s, but heading back into the 70s this week.  Have a great one and see you next time!
