Greetings Fellow Life Travelers:

Tahoe is into ‘Chamber of Commerce’ weather with blue skies, gorgeous lake and a few snowcapped mountains in the distance.  Traffic is increasing as schools let out for vacation in this beautiful area.  Last Saturday was our 29th annual Chase Luxury Tour of 20 properties around the lake and Clear Creek (beautiful golf course community off Spooner Summit on the way to Carson City).  Homes were open for guests to view, and there will be an on-line version available in the next week or so.  I had a nice turnout at Rubicon Legacy, a wonderful acreage property with over 600’ on the water.  Here’s the new video, still being edited, but take a peek!     8901 Rubicon Video Stream  $30 million. 

On Friday I attended this year’s Tahoe Forest Hospital Tom Hobday Medical Lectureship presentation by Dr. Howard J. Donner who specializes in altitude and expedition medicine.  His presentation was on a comprehensive collection of safety items to carry for emergencies, including what he carries in his plane, car and while trekking.  Beautiful event put on by the Hospital Foundation.  Now for this week’s real estate facts!

Residential Real Estate – week 6/14 – 6/20

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 44; Escrows – 29; Solds – 17
  • Incline Village/Crystal Bay MLS.  New Listings – 14; Escrows – 10; Solds – 6
  • East Shore, NV MLS.  New Listings – 2; Escrows – 4; Solds – 0
  • Reno/Sparks MLS.  New Listings – 153; Escrows – 110; Solds – 108

Martis Camp had a nice escrow listed at $12.495 million with the rest of Tahoe Sierra’s under $2 million.  And, it looks like condo buying is picking up a bit.  Higher HOA fees, reflecting increased insurance rates, have slowed this market down. The lakefront market is still sluggish with no new escrows this week.  

Local/Real Estate/Luxe

  • Lake Tahoe Clarity is holding – not getting worse but not getting better. Lack of improvement is concerning, and this is the focus of TERC (Tahoe Environmental Research Center) and other agencies directly involved with Tahoe’s clarity.
  • Emerald Bay Shuttle.  Starting July 15, shuttle service will be implemented from South Lake Tahoe and Sugar Pine Point State Park. Parking along 89 will be prohibited.  $10 for adults, $5 for age 13 and under, round trip. Tahoe Fund
  • Conversion of office buildings: With a prolific amount of unoccupied office building, conversions to residential use are growing.  With more companies requiring workers to come in to work, office spaces are also starting to fill up.  It will be a long process before all the empty buildings are either occupied or repurposed.
  • Proposal in reconciliation bill moving through Senate includes selling 3 million acres of public land in the West, potentially impacting Lake Tahoe and other currently protected areas open to the public and serving as range for animals and fish.  Representatives Kevin Kiley, Doug LaMalfa and Tom McClintock spoke out against selling public lands last month.  Kiley said in a speech on the House floor in May that “communities affected by our decisions must be willing partners in any plans made by the federal government”. Ed: This is a scary thought/possibility.
  • Spain is developing a new policy restricting non-European Union residents from buying in its country.  Along with this is a proposed 100% property tax on non-European Union buyers.  Not cast in stone yet and may not result in total ban, but sentiment is clear.  Many other opportunities for wealthy buyers as in Montenegro, Portugal, some Greek islands, Croatia and Romania.   • Wyoming focuses on legacy ownership.  In addition to having no state income tax, it allows families to pass down generational wealth while avoiding state income, estate and inheritance taxes. Realtor.com
