Greetings Fellow Life Travelers:

After that sudden horrendous storm that hit South Lake Tahoe last Saturday, the skies are clear, temps are up, and lake is a lot more friendly.  Our hearts at Tahoe are with the families that have lost loved ones.  This unusual event hopefully won’t be repeated.  Always maintain respect for unpredictable Tahoe waters that can kick up like the Pacific Ocean in a heartbeat. Had a good Broker’s tour for the West Shore lakefronts on Wednesday, and here’s the new video/website for Rubicon Legacy that I have listed for $30 million:  www.rubiconlegacy.com.  Let’s see what rest of the market did this week.

Residential Real Estate – week 6/21 – 6/28 

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 19; Escrows – 5; Solds – 3
  • Incline Village/Crystal Bay MLS.  New Listings – 14; Escrows – 7; Solds – 4
  • East Shore, NV MLS.  New Listings – 8; Escrows – 4; Solds – 0
  • Reno/Sparks MLS.  New Listings – 161; Escrows – 109; Solds – 112

In general, this last week was rather wimpy for sales action.  Reno is hopping pretty well, but the Tahoe/Truckee markets are languishing a bit, especially at the upper end.  Now that schools are out and the 4th is upon us, it will be interesting to see how the next few weeks fare.  For North/West Shores, 23 single family lakefronts are for sale with none in escrow, and Incline/Crystal Bay has 7 active, one in escrow.  There’s one on the East Shore in escrow as well.

Local/Real Estate/Luxe

  • Pet-Assisted Therapy pilot program in Tahoe Forest Hospital lobby under way!  Also, their Pharmacy now offers high-quality veterinary medications.  Incline Village’s Oral Health Improvement for Children initiative has received $120,000 in grant funding to provide essential oral care to local students.
  • Mortgage rates: Still holding in the high 6s, now there’s talk of a Fed reduction in September.  
  • Real Estate Inventory.  Looks like many areas, including ours, are getting close to where we were in 2019.  This leads to a more ‘normal’ market with less frenzy and more steady paced sales activity.  
  • Truckee River Watershed Council does amazing work to restore meadow and forest habitat, revitalizing creeks and rivers that have been compromised over time.  Check out its successes:  www.truckeeriverwc.org

  • I love how a fly will get into your house through a 2mm crack in a window but can’t find its way out even if you have the side of your house taken off.
