Greetings Fellow Life Travelers:

What an eventful week!  And, what a great, beautiful day for Tahoe Fund’s annual Boat Parade!  Three of us joined Tyler Salvo on his beautiful Tahoe Dreamer (see below) for a fantastic cruise from West Shore Café, where breakfast burritos were delivered to our boat, to Garwoods, where we were delivered Wet Woody’s and a gorgeous Raley’s O.N.E. charcuterie board. With our Tahoe Fund burgee, goodie swag bag and Tahoe Fund hats, we joined the flotilla that included Thunderbird and a group from East Shore for a truly memorable Sunday morning.   The Lake Tahoe Fire Boat and Sherrif accompanied for safekeeping.  Then on Thursday, it was a great show – The Neil Diamond Musical at Pioneer Center in Reno.  To top it off on July 4th, the Tahoe Philharmonic performed their great Bops! Concert at Bartley Ranch, also in Reno.  Front row seats compliments of a friend and shared food and drinks with the group made for a festive evening.  That morning, I got a 2-hour sneak peek tour of the Reno Harrah’s REVIVAL project, a massive repurposing/adaptation of all three towers that cover two city blocks.  They’ve raised $45 million of the $65 million needed to move forward and expect to accomplish that within 30 days.  Several major tenants have committed with one already starting renovations.  Huge asset for the city coming down the pike!  There’s still a short window of opportunity to invest, so let me know if you are interested.  Now let’s see what came down the pike in real estate at Tahoe this last week.

Residential Real Estate – week 6/28 – 7/4 

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 55; Escrows – 24; Solds – 18
  • Incline Village/Crystal Bay MLS.  New Listings – 16; Escrows – 11; Solds – 5
  • East Shore, NV MLS.  New Listings – 3; Escrows – 2; Solds – 2
  • Reno/Sparks MLS.  New Listings 98; Escrows – 116; Solds – 102

Tahoe Sierra had a huge increase in new listings, with a total of just under 700 on the market.  This is a big jump from the low 300s we saw a couple of months ago.  Finally, the ice is broken with a West Shore lakefront listed at $7.95 million going to escrow.  Crystal Bay also had a lakefront escrow listed at $11 million.   Now that summer is under way, it will be interesting to see how the lakefronts fare in the next month or so.

Local/Real Estate/Luxe

  • Lake Tahoe Pier allocation date has been changed to July 16 at 10AM.

  • Donner Summit received National recognition from three sources for its amazing history:  National Historic Civil Engineering Landmark (Summit Tunnel), National Railway Historical Society, and National Historic Landmark: Summit Camp (one of the two Chinese railroad workers work camps).   • July 4th disappointment: The barge holding the fireworks for Incline’s celebration sank in the Thursday night storm, ending the plan for its annual display.  South Lake Tahoe almost had the same experience.
  • New/redefined hotel in Truckee: Martis Valley Lodge, part of Tapestry Collection by Hilton, opened its doors on July 1 following a multi-million-dollar conversion.  Formerly Hampton Inn, the 109-room property offers guests a fresh blend of upscale amenities and inviting social spaces including a signature restaurant and bar concept – Trailhead Social.  www.MartisValleyLodge.com   JMA Ventures 
  • Another hotel – The Mtn Scout Truckee, a Tribute Portfolio Hotel – broke ground on June 24.  Slated to open in early 2028, it’s part of Marriott Bonvoy’s global portfolio of over 30 hotel brands.  This will be part of Grays Crossing Village.  
  • And yet another hotel – the Gaylord Pacific on San Diego Bay – California’s largest hotel with 1600 rooms, a veritable tiny city with 1000 workers that just opened.  www.gaylordpacific.com

  • “Five Things” method for easy cleaning a room:  trash, laundry, dishes, things that have a home, things that don’t.  Take one category at a time, finish it, go to the next. 
  • Latin Translations: 1) In Flagrante Delicto – ‘in blazing crime” or “caught in the act”. Often refers to a crime, but we think of it as, “When we opened the door, we saw then in flagrante delicto”.  2) In Media Res – “in the midst of things”, a literary device that describes a story that begins in the middle of the action or plot.  3) Non Sequitur – “It does not follow”.  Statement that does not logically or clearly follow the one before.
