A few days blasted into the 90s and now back to more reasonable 80s. We are wimps here compared to those who live in hot steamy climes. We love the dry air (no furry hair) despite dry skin…thank goodness for moisturizing balms. Had a good week with property showings to new clients, meeting with a prospective client for their new, gorgeous build, got my property reviewed for this year’s Defensible Space (2 minor tweaks), and lunch on the West Shore with friends after which I rear-ended a pickup truck (no alcohol involved, just stupidity), applying some of my paint on his rear bumper and destroying the right front of my car. Now waiting to see if they will fix it (please), as most of you know how much I love my car! So now let’s see what took place in real estate this last week.

Incline Village/Crystal Bay MLS. New Listings – 11; Escrows – 10; Solds – 3
East Shore, NV MLS. New Listings – 3; Escrows – 3; Solds – 1
Reno/Sparks MLS. New Listings – 159; Escrows – 117; Solds – 92
Nice lakefront escrow for North Shore listed at $16.85m, and Martis Camp had a $12.195m sale, down from $12.495m. Incline had a $49m lakefront go to escrow – will be interesting to see where that settles. As of 7/20, there are 21 single family lakefronts for sale on the North and West Shores.

Nevada County Tax Role (Truckee): Property values are up 4.74%, the 14th consecutive year of growth.
Buying real estate with cryptocurrency – still niche market but growing. Home in Connecticut listed for $12m will take crypto; $118m home in Bel Air is open to it; retreat in Mexico in San Miguel (love San Miguel) listed at $2.5m; Napa home on 10 acres listed at $4.2m; beach house in Cayman Islands at $15m, and more! Foreign US home purchases jumped 33.2% year over year. Between April 2024 and March 2025, 78,100 properties. (Pre tariffs.) The biggest year was 2017 with 284,000.
Diamonds. Real or Lab created. Big stir in the diamond industry with prices reflecting the interloper. However, competition in the lab group continues to reduce those values too. A test machine on a jeweler’s counter can show Lab vs. Real. (My last real diamonds were stolen, so I’m outta that market.)
