Greetings Fellow Life Travelers:
Winter just had to make itself known again early this week with an overnight dump of about 3”. Since then, it’s been mostly sunny skies and increasing smiles on our faces. Snow walls are gradually melting, but Dancer’s back yard has a long way to go. Looks like we’ll get into the 60s mid-next week, then cool off a bit again. Better not to have a furnace blast that could cause inordinate flooding in the lower elevations. Now I’m getting notices about various wine and cocktail excursion boating opportunities on Tahoe for the summer, so sights are headed toward outdoor fun other than skiing. Speaking of fun, let’s see what fun happened in real estate this last week.

- Tahoe Sierra MLS – North/West Shores & Truckee. New listings – 25; Escrows – 11; Solds – 8
- Incline Village/Crystal Bay MLS. New Listings – 5; Escrows – 2; Solds – 3
- East Shore, NV MLS. New Listings – 6; Escrows – 7; Solds – 1
- Reno/Sparks MLS. New Listings – 126; Escrows – 142; Solds – 92
Incline/Crystal Bay activity was wimpy this last week. East shore had a new escrow listed in July ‘22 at $8.5 and a lakefront sale listed in December for $12.9M that sold for $11.2M. In Reno, a new listing – that had been listed last year and didn’t sell – came back on at $8.95M, good number for Reno. And a $5.5M listing in Montreux went to escrow.

- Lake Tahoe clarity jumped 10’ in one year, measuring 71’ in 2022. UCDavis Tahoe Environ. Research Cntr.

- Recent stats indicate we are short 5M homes in this country. Multi-family building is on the rise.
- Interest rates: Expect one more .25% raise in May. Leading Real Estate Companies of the World economist, Marci Rossell, predicts second half of this year will be more robust, with interest rates settling in the 5 – 5.5% range, prompting more buying activity. With inventories still low, prices will be stable. Inflation is coming down, now about 5%; could reach 2 – 2.5% end of year, the Fed goal.
- Focus this week has been on Earth Day/Week, bringing attention to preserving our beautiful Lake Tahoe area. Many ways each of us can contribute for the benefit of our environment.
- Palisades Tahoe had snowiest winter on record, with almost 60’ of snow!
- San Francisco is initiating a new plan – Vacant to Vibrant – for the Financial District/Downtown area, bringing pop up shops and restaurants to the area. Managed by SF New Deal, applicants will have an informational Zoom session on May 1.
- New lighting trends toward natural light and sun with fixtures that mimic natural light, changing in color temperature and brightness over time – bright light at noon, soft light at 4 and golden candlelight feel at 9.
- Magnificent ruby: 55.22 carats and largest ruby to appear at auction, the Estrela de Fura is expected to realize more than $30M at Sotheby’s sale of magnificent jewels on June 8 in New York.
- Incline Village is once again exploring the potential to incorporate. A petition is being prepared; once presented it will be up to the residents of Incline and Crystal Bay to decide if it should go to a ballot.

- When I was a kid, I used to watch the Wizard of Oz and wonder how someone could talk if they didn’t have a brain. Then I got Facebook
- I just burned 1200 calories. I forgot the pizza in the oven.
- Timeline: Bonanza premiered 66 years ago. The Beatles split 56 years ago. The Wizard of Oz is 88 yrs. old. Elvis died 48 yrs. ago; he’d be 88 today. Ed Sullivan show ended 53 years ago. The Corvette is 72 years old, and the Mustang is 61.
I miss the Ed Sullivan show, the Sunday night ritual in front of an almost original television set, dinner on TV trays. Have a great week and see you next time!
