Greetings Fellow Life Travelers:

Nippy nights and warm days, with fall colors persisting in many places. Predictions for rain/possible snow this coming week may change that. Looks like weather for Hallowe’en will hold. Trick-or-treat festivities in Truckee and Tahoe City on Friday kicked off the weekend. And, I see lots of ghosts hanging on shrubs and trees in my neighborhood along with big pumpkins and even a cemetery. Biggest event ever for the kiddos! In Mexico, it’s Día de Muertos, happening Nov 2. As mentioned last week, my San Miguel de Allende report is attached to this Update – see the link below. But first, let’s see how real estate fared in real estate this week.

Residential Real Estate – week 10/22 – 10/28
Tahoe Sierra MLS – North/West Shores & Truckee. New Listings – 25; Escrows – 12; Solds – 13
Incline Village/Crystal Bay MLS. New Listings – 4; Escrows – 2; Solds – 3
East Shore, NV MLS. New Listings – 3; Escrows – 0; Solds – 2
Reno/Sparks MLS. New Listings – 112; Escrows – 89; Solds – 108

Seems like things were a bit quieter this week, possibly a reflection of upcoming elections. However, one lakefront on the West Shore listed at $17.9M went to escrow, and there’s a ‘coming soon’ at $21.5 in Brockway that I have big questions about. I know the property pretty well and, at least for now, don’t buy into that price. Another lakefront just before Meeks Bay, yet to be built but approved, came on the market for $17M, expected to be finished in 2024. This week for the Tahoe Sierra MLS, the average of sales price to list price was 96%.

Hemmings & Jarrett, a beloved design/home furnishings store for years in the Boatworks in Tahoe City that closed earlier this year, is reopening at the Cobblestone Center mid-December!

Nashville, Gulf Coast Florida cities hold their ground in the luxury market. Demand remains strong for Texas ranches. New home sales surge in Singapore. Manhattan luxury home contracts hit a five-month high. Mansion Global  Location, location, location! 
Legally designated Haunted House, an updated Victorian on the Hudson River n Nyack, NY, is on the market for $1.9. Earlier owners had wonderful stories of paranormal experiences resulting in a non-disclosure court case for one that legally made it Haunted. Recent owners have not had that experience, so is it really haunted?
Per Tahoe Fund, Lake Tahoe is now officially below its natural rim of 6,223 feet. Time to invoke the snow dances!

Lamb Chop. As soon as Dancer got back to the house from her vacation of 3 weeks, she went straight for Lamb Chop! In need of a bath, I’ve been resisting as I think she’ll try to bury it again. May have to give it a go and see what happens.
