Greetings Fellow Life Travelers:

So much for the big weekend storm, at least so far as of Saturday.  Mostly light rain, hint of snow at the 6200’ level.  Pretty much grey skies so far.  When prospects come to look at property, we always want the ‘Chamber of Commerce’ days.  However, not always the case.  This time it’s a couple from Winter Park, CO, so they are used to snow and inclement weather and are not disappointed.  It’s a lot of fun to tour those who have never been here, not only for them, but for me to do the ‘sweep’ to Donner Lake, Palisades, Homewood, Tahoe City, lunch at Garwoods, Incline Village, Northstar and back to Truckee to then look at some properties.  Now let’s see what properties moved this last week.

Residential Real Estate – week 1/13 – 1/19

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 12; Escrows – 15; Solds – 16
  • Incline Village/Crystal Bay MLS.  New Listings – 3; Escrows – 4; Solds – 1
  • East Shore, NV MLS.  New Listings – 5; Escrows – 6; Solds – 0
  • Reno/Sparks MLS.  New Listings – 102; Escrows – 95; Solds – 64

Nothing too exciting to write about this week.  However, a lakefront candidate for complete re-do went to escrow on the East Shore…3rd time.  

Local/Real Estate/Luxe

  • A sky-high penthouse in NYC, on the market last year for $175M, reduced to $145M, went to escrow over $100M.  We won’t know magic number until it closes. 
  • The U.S. housing market kicked off 2024 on a brighter note, with interest rates softening from their highs last year, enabling many to reconsider buying. Mansion Global
  • High-end sales in Palm Beach, FL and New York City have softened a bit from 2022 highs, but big-ticket properties continue to enter the market.  Austin’s high-energy sales pace has dropped considerably from its highs during the pandemic.  Even with a slowdown in segments of the market, overall prices continue to climb, albeit at a much slower pace than we saw from 2020 – end of 2022. 
  • Fantastic Football:  The Friday File: In 2023, of the 100 most watched broadcasts, NFL football accounted for an astonishing 93! Moreover, of the remaining seven sports, three were college football and one was the Super-Bowl Lead-Out (a coveted slot immediately following the Super-Bowl). The other three were the Academy Awards, the Thanksgiving Day Parade, and the State of the Union address with 27.3 million viewers. No other sports made the top 100.   • Incline Village Community Hospital now has a new Siemens CT scanner along with a ceiling-mounted X-ray system, both state-of-the-art technology available at Stanford and UC Davis.  IVCH is an arm of the Tahoe Forest Health System.
  • Car wash at the new Village at Gray’s Crossing has been approved by the Truckee Planning Commission.  Opposed by many residents, I suspect it will be well-utilized by those of us who live on the east side of Town! 
  • Liberty Bell Smart Home Showroom – now open in the Capitol Building, downtown Truckee.  Showcasing state-of-the-art lighting, temperature and security systems, it also features a 12-seat theater as a gathering spot to reserve for art film and business events!
