Tahoe Update

Greetings Fellow Life Travelers:

We survived!  What a mess over the weekend, especially for those who thought it’d be fun to venture out on the highway.  I didn’t leave my house for three days, cozy with Dancer, lights and heat.  Power was a challenge in some areas, not so much where I am.  It’s amazing how quickly the roads open up once the storm is over – kudos to all the equipment drivers who plow our roads and the Highway Patrol that tries to keep drivers in line, making smart decisions (that’s not an easy job).  Looks like nothing major on the immediate horizon.  Open Snow says a few showers Sunday/Monday with a drier pattern after that.  Ski resorts are talking Memorial Day weekend to close for the season.  Given the recent weather, let’s see if we did any real estate business this last week!

Residential Real Estate – week 3/2 – 3/8

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 14; Escrows – 10; Solds – 10
  • Incline Village/Crystal Bay MLS.  New Listings – 6; Escrows – 4; Solds – 7
  • East Shore, NV MLS.  New Listings – 6; Escrows – 3; Solds – 3
  • Reno/Sparks MLS.  New Listings – 110; Escrows – 118; Solds – 76

Given the weather, looks like the Tahoe Sierra MLS got hit the hardest as, other than Reno, it has the greatest number of homes and condos to represent.  East Shore had a nice escrow with a lakefront listed now at $6.95M that’s been in escrow at least three times so far.  A real fixer, it probably presented too much of a challenge to the previous buyers.  Let’s hope this one sticks!

Local/Real Estate/Luxe

  • Luxury Auctions.  Sellers of high-profile homes are engaging more with auctions, some entering the market as an auction vs. after having the property on the market with no takers.  There have been a few auction sales in the Reno/Tahoe Region over the years, but so far, it’s not a focus.
  • ABC’s Roseanne house in Evansville, Ind – 4Br, 2BA, 2,360 sq. ft., 2-car garage – a block from U of Evansville, is on the market for $255,000.  WOW!  Hasn’t been updated, and I guess you’d want to live in Evansville.  Can’t imagine it’ll be on the market long.
  • Combining two New York City Townhouses.  Fascinating project.  WSJ article – https://tinyurl.com/4xmcdzyx
  • Wild & Scenic 8th Annual Film Festival:  April 19 & 20, Truckee Community Events Center.  Tickets: https://tinyurl.com/2s3fsxwr
  • Tahoe snowpack – doubled since Feb 1, and is 96% of median to date.  On track for above average winter!  Tahoe Fund
  • New amenity for luxe homes:  Clean air with elaborate air-filtration systems.
  • Billy Dutton Uphill!  Registration is open for this classic race scheduled for Sunday, April 14, at Palisades Tahoe. farwestnordic.org
  • Real Estate Fraud.  In addition to wire fraud that has touched many real estate transactions, there is also property theft.  Any property either free & clear or with high equity is vulnerable.  Sign up for Equity Protect to stop title and equity theft before it happens.  https://www.equityprotect.com
  • Whiskey Bonanza at Tahoe Blue Event Center, South Lake Tahoe – March 30, Noon to 9PM.  All kinds of sporting instruction, a climbing wall, Rodeo Riding Bull, Outdoor Sports Film and, of course, whiskey tasting and food paring.  www.Teamwhiskeybonanza.com
  • Big Bear Eagles.  Jackie and Shadow’s first egg is not going to hatch.  Live Cam is sporadic until the next two eggs hatch.  Let’s hope at least one pops, given all the loving care.
  • The Grove at Camp Richardson (formerly Beacon Bar), South Lake Tahoe, has reopened for dining.
  • Daylight Savings.  Gad – seem like that came on fast!  Summer won’t be far behind.
  • “A Girl should be two things: who and what she wants.” Coco Chanel   Honoring all the women in our lives for International Women’s Day.  Without us, none of us would be!  (Is there an International Men’s Day?)
  • Get out the green – St. Patty’s Day is next Sunday!
