Greetings Fellow Life Travelers:

After a lovely run of beautiful days, we’re back to winter with snow.  As of Saturday morning, about 3” on my deck…enough for the plows to do their thing.  Looks like more of the same on and off for the rest of the month.  

Regarding the NAR issue I discussed last week, please don’t get caught up in misinformation that is prevalent in the media.  Change is not new to the real estate business, and having a requirement to have Buyer Broker Agreements going forward will be constructive to our business. Residential Real Estate – week 3/16 – 3/22 

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 16; Escrows – 11; Solds – 18
  • Incline Village/Crystal Bay MLS.  New Listings – 4; Escrows – 7; Solds – 2
  • East Shore, NV MLS.  New Listings – 2; Escrows – 7; Solds – 3
  • Reno/Sparks MLS.  New Listings – 112; Escrows – 143; Solds – 76

Activity is still slim, a reflection of winter at Tahoe.  Five of the escrows in Incline were condos. On the East Shore, the lakefront last listed at $6.995M (that had been in escrow at least twice) finally closed at $6.775M – a nice Chase sale representing both seller and buyer. 

Local/Real Estate/Luxe

  • Protecting Lake Tahoe.  Recently TRPA and other environmental stakeholders met in Washington, DC met with members of Congress and the Biden Administration to stress the importance of preserving the lake Tahoe Restoration Act, due to expire in September.  For info on the Environmental Improvement Program, please visit https://eip.laketahoeinfo.org/
  • Time to list:  Per Realtor.com, mid-April is the time to put properties on the market for best and fastest results.  The Tahoe region is a bit problematic for a rush of spontaneous buying as most of our prospects are not here all the time.  That doesn’t mean an interested party won’t make a quick trip, but our audience is typically scattered.  However, we have buyers waiting to pounce on the perfect home, so will be interesting to see how much product comes on and how fast it moves! 
  • Amazing deal (sounds like to me). Mid-century home designed by Frank Lloyd Wright protégé in West Hartford, CT, is on the market for $700,000.  2700 sq. ft., in great condition, has 3 bedrooms and 3 baths, on a fenced acre-plus! Listing agent says has had calls from all over the world, so hard to believe it’s still available.
  • Navy SEAL Museum coming to downtown San Diego, a few blocks from the USS Midway Museum. Scheduled to open later this year. 
  • Tahoe Fund has raised $50,000 for grooming of 19km of cross-country trails at Nevada Nordic, located off Mt. Rose Highway.   https://nevadanordic.org
  • Significant purchase protecting Upper Truckee River watershed next to Hwy 50:  31 acres containing an old Motel 6 was acquired by the California Tahoe Conservancy with support from the Tahoe Fund and League to Save Lake Tahoe. 
  • Two high-end, amenity-rich developments about to launch:  Yerba Buena Island and Treasure Island.  Combined, the 500-acre development will have 8,000 houses, 1,000 of which are coming to market over next year. yerbabuenaislandsf.com/the-residences  Mansion Global
  • For aficionados of Perenn Bakery at the Village Rancharrah, Reno, it opened Perenn Grocery officially March 23. 
  • Truckee Follies:  Tickets go on sale April 1 for the 4/14 – 27 performances.  https://truckeefollies.com/
