Greetings Fellow Life Travelers:

Amazing – April already.  And another little snowstorm for our weekend enjoyment – along with WinterWonderGrass at Palisades, guests braving the chill to enjoy numerous bands and entertainment.  Open Snow’s forecast looks encouraging with high jet stream predicted going forward.  We have plenty of snow for remaining ski time, so we don’t need another dump or ‘atmospheric river’!  Our Realtor® world continues with training for new realities in the conduct of our business that will result in more clarity and for both buyers and sellers.  Honing our skills is always a requirement to stay at the top of our game, serving our clients at the highest level.  Keeps me engaged, that’s for sure!  So, let’s see how many engaged in real estate this week.

Residential Real Estate – week 3/30 – 4/5  

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 25; Escrows – 17; Solds – 14
  • Incline Village/Crystal Bay MLS.  New Listings – 7; Escrows – 5; Solds – 0
  • East Shore, NV MLS.  New Listings – 7; Escrows – 3; Solds – 3
  • Reno/Sparks MLS.  New Listings – 112; Escrows – 120; Solds – 91

For Tahoe Sierra, currently there are 6 single-family lakefront homes and 7 condos in lakefront projects on the market.  I predict we’ll be seeing that inventory increase before long.  On the East Shore, there are 2 new single-family lakefronts – $12.5M and $16.25M.  Reno has a beautiful new-build listed at $5.6M by our Reno office. 

Local/Real Estate/Luxe

  • Domestic travel is on the upswing!  Cost and hassle of foreign travel is reflected in renewed interest in cool US spots, so opportunity for those who can short-term rent, especially to families with young kids.  Mansion Global
  • Sierra State Parks – Speaker Series.  Hear Snowshoe Thompson’s epic story through the lens of accomplished endurance athletes on Saturday, April 20th at Donner Memorial State Park!  5PM, $5 donation suggested.  Free parking after 5PM.
  • Placer County residential owners have opportunity to apply for a bear box grant up to $2,200 while funds last. Contact Placer County by filling out the online form, emailing bearboxgrant@placer.ca.gov , or calling 530-889-6846.  Do what’s right for our bears! 
  • Auberge Resort Collection will debut Guy Ritchie’s Cashmere Caveman’s WildKitchen at The Lodge at Blue Sky in Park City. Thursday through Monday, May 24 – October 30.  One seating per night, intimate communal table; guests and local patrons.
  • Another branded residence in Miami – Dolce & Gabbana is jumping in with a 90-story tower at 888 Brickell.
  • Need painting project done?  Geoff McGilvray, Blue Skies Painting, is scheduling now before busy summer and fall months.  He’s immaculate!  Have used him for years!  775-301-4329.  (He’s also a great landscape photographer.)
  • Interest rates.  Looks like continuing higher-than-wanted inflation will curtail any drop in interest rates for a while.  Construction industry now has 600,000 more jobs than 4 years ago, meaning more new housing is on the way.  Lawrence Yun, NAR Chief Economist 
  • Rare Wasabi farm.  Two electricians started a Wasabi farm in Half Moon Bay 13 years ago, and it supplies high-end restaurants in the Bay Area with its product.  This is totally different from than what we typically get in most restaurants that use a faux version that’s nothing like the real deal.   • Billy Dutton Uphill, the unique, famous and fun athletic endeavor, will be April 14 at Palisades.  It’s so popular that it will be included in the 2026 Milano Cortina Winter Olympic Games.  Registration closes April 11.
