Greetings Fellow Life Travelers:

Whopping sale in Aspen.  Last week one of our REALM colleagues sold a $77 million property; this week a 22,000 sq.ft. home on 4.5 acres sold off market for $108 million.  Aspen recently passed a restriction of max 9,250 sq. ft homes, so appeal for this one was the size, and it’s on the best street on one of the largest lots.  It was purchased by Steve Wynn and financier Thomas Peterffy.  Limited inventory in a community with limited ability to expand keeps prices rising, especially for trophy properties. Tahoe’s prices aren’t at that level, but we certainly have some beautiful offerings right on our beautiful Lake!   Interesting note:  Steve Wynn’s old Incline property is on the market for a robust $76 million, a price so far not in the realm of realism. Will be interesting to see where that goes!  Now to see what happened in the area this week.

Residential Real Estate – week 4/13 – 4/19 

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 28; Escrows – 16; Solds – 13
  • Incline Village/Crystal Bay MLS.  New Listings – 13; Escrows – 4; Solds – 3
  • East Shore, NV MLS.  New Listings – 3; Escrows – 3; Solds – 4
  • Reno/Sparks MLS.  New Listings – 146; Escrows – 147; Solds – 100

Tahoe Sierra has a new lakefront on the market for $18.95 million on the West Shore. Incline/Crystal Bay saw an uptick in listings – nice change – and Chase had a nice sale at $6.25 million.  East Shore is still pretty quiet, and Reno/Sparks is perking right along, still benefitting from California migration.

Local/Real Estate/Luxe

  • Tahoe Music Alive’s first classical concert will be May 4 from 2 – 4PM at the Fox Cultural Center in Kings Beach.  Acclaimed Brazilian guitarists Rogério Souza and Edinho Gerber join forces with percussionist Ami Molinelli in the beautiful instrumental genre of ‘choro’.  For tickets: https://tinyurl.com/9wcjjpm5
  • Moving stats:  Almost 158,000 people relocated to Nevada from California since 2020, making up 43% of all new residents to the Silver State.  Nv.Dept of Motor Vehicles
  • Mortgage Refinance heats up despite rising rates.  Fear of more increases is one reason.  Only reason to refinance is if your current rate is higher than what’s being offered now. And, don’t forget there are closing costs to getting a new loan.
  • America’s coffee consumption is at a 20-year high! Lattes, espressos and cappuccinos play a huge role in the uptick.  Robb Report

  • Incline Star Follies!  Returning after a 4-year break, this colorful, fun show benefits the Incline Education Fund and features talented locals in song and dance.  May 3 and 4.  https://tinyurl.com/48mbnnys
  • Best beach.  Tahoe Fund’s contest for best beach resulted in Sand Harbor over Hidden Beach with 57% of the vote.  Starting with 16 beaches in 4 regions, it narrowed down to the last two as finalists.
  • Hot markets for jobs and affordable living:  Salt Lake City’s ‘Silicon slopes’, Jacksonville, Orlando and Tampa, Oklahoma City and Miami came out as the top 6 for consideration.  Realtor.com
  • Wild & Scenic Film Festival.  In its 8th year, this was my first time attending and as a guest of good friend who is a major sponsor.  Eight amazing films covering history and challenges we face correcting the degradation we’ve allowed in our global landscape as well community efforts for better living.  Heartwarming to see natives in other countries taking charge of removing pollution from their rivers, in good part the plastic water bottles that have been so convenient. We were given stainless steel 16-oz cups for the beer and wine we purchased…good sign of things coming. It will be over by the time you read this, so keep in mind for next year if you are at Tahoe/Truckee.
