Greetings Fellow Life Travelers:

Just back from this year’s fabulous REALM® Global Collective at the Montage in Laguna Beach with a little over 250 Realtors® in the top 1% of the country and beyond.  We were introduced to two significant properties, one an amazing house with incredible view of the ocean ($11.995M), and the other gorgeous 4.7 acres on the ocean that contains 7 parcels for development.  A special attribute of this offering is a grandfathered road from the top of the property to the beach…something that would never be allowed today ($50M).  The meetings were outstanding, all focused on up-leveling our businesses, giving us insight on today’s High Net Worth Individuals, and delving into the interests of the Gen X group, the most affluent to enter the real estate market – how they like to operate, how they want to communicate, etc.  Now there is the largest amount of wealth ever to be inherited in the next few years.  Lots of discussion on the value of Family Offices and the importance of educating family members when there is a significant inheritance coming.  In addition to stimulating our brains, we were also treated to three lovely evenings – one hosted by the Collective’s main sponsor, Rivian, another with Western theme at a beautiful ‘barn’ next to a golf course, and the third, Under the Big Top, a sit-down dinner with fabulous décor on the resort’s lawn above the ocean.  So great to connect with agents met at the last two Collectives and meet new colleagues with whom to share business.  Membership in REALM® is limited to 600; needless to say, I am grateful to have been invited to join as a Founding Member during its first year four years ago.  

Part of this rewarding trip was my flight via JSX direct from Reno to John Wayne.  30-passenger jet, arrive 15 min before takeoff, no TSA, assorted drinks and snacks, 1.5 hr. flight.  Uber waiting.  What’s not to love?  So, back to reality!  Let’s see what’s to love this last week in the Tahoe region real estate.

Residential Real Estate – week 5/4 – 5/10

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 37; Escrows – 21; Solds – 12
  • Incline Village/Crystal Bay MLS.  New Listings – 9; Escrows – 7; Solds – 2
  • East Shore, NV MLS.  New Listings – 4; Escrows – 4; Solds – 0
  • Reno/Sparks MLS.  New Listings – 148; Escrows – 88; Solds – 78

Listing activity for the Tahoe Sierra MLS picking up along with escrows.  Other markets rocking along.  Now that our last major snow blast is over (hopefully), properties can be prepped for the season’s showings.  Just for ducks, below is a chart with most expensive zip codes.

Local/Real Estate/Luxe

  • Golden Visas:  Some of the countries that have had wide-open arms for foreign residents to obtain residency/citizenship are pulling in the requirements for qualification, so if you are thinking of a move, now’s the time to check out the one of your choice before the door closes.
  • Artown – Reno.  The 2024 July Festival is on the calendar with numerous music performances throughout the month.  Tickets and info:   https://artown.org/headliners/
  • More Masion Tax proposals – this one in Massachusetts to impose an additional .5% to 2% transfer fee on sales over $1 million or a county’s median sales price, whichever is higher. 
  • Going to Auction:  North Shore lakefront home, new build, on the market since Aug 2022 starting at $10.5 Million and now listed at $6.9 Million, will be auctioned by Concierge Auctions on May 30.  Bids will open 5/16.
  • Tahoe Forest Hospital has leased the now-closed Rite Aid 21,000 sq. ft. building in the Safeway Center.   Health system is working to determine services that will be provided here. EZ parking and access!
  • July 4th Fireworks.  Incline Village is on the quest to reinstate actual fireworks.  Truckee has maintained and will continue its actual fireworks display along with its annual Parade that ends in Historic Downtown Truckee. Theme this year is ‘throwback Thursday’, good choice as the 4th is a Thursday.  
  • Coffeebar Bakery is now open at the West End of Truckee, next to the Humane Society’s new Thrift Store.  The expanded space now offers an extensive coffee and tea menu, fresh baked pastries and breakfast and lunch options. 
  • Smart Locks.  Here are 5 smart locks for use without keys:  Eufy Smart LockS230; Schlage Encode; Ultralog U-Bolt Pro; Kwikset Halo Touch; Yale Assure Lock 2 Touch.  They range from $140 – $300.
