Greetings Fellow Life Travelers:

Warm weather abounds and now we have pollen!  Good news is that it’s early this year and hopefully will be over within a few weeks.  Visited the Nevada Museum of Art this week to see the Maynard Dixon exhibit…wonderful!  Lunch at the café was also excellent, and the shop has never-ending treasures, including great cards.  Looks like real estate activity is picking up, so let’s take a look.

Residential Real Estate – week 5/11 – 5/17 

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 46; Escrows – 12; Solds – 12
  • Incline Village/Crystal Bay MLS.  New Listings – 14; Escrows – 5; Solds – 0
  • East Shore, NV MLS.  New Listings – 7; Escrows – 4; Solds – 2
  • Reno/Sparks MLS.  New Listings – 167; Escrows – 154; Solds – 97

Tahoe Sierra had a big uptick in new listings, including a couple of lakefronts – one in Meeks Bay, the other North Shore.  Incline/Crystal Bay also had a nice rise in listings, including a Crystal Tower listing at $5.4 Million, a Pet Free building!  (First time I’ve seen that.  Will be limiting, but it will sell.) East Shore action ticked up bit and Reno’s market had a big increase in listings and escrows.

  • New Florida Law impacts condo buildings over 30-years old, following the Surfside collapse.  Required retrofitting means six-figure assessments, requiring one building $134,000+ per unit.  Units in there are not selling, even with reduced prices.  There are over 18,000 condos on the market in South Florida, double since first quarter of last year.   • Bear Plaques in Tahoe City.  25 new engraved bears now hanging on the railing at Heritage Plaza, raising more than $100,000 for trails in North Tahoe.  To put your name on one of these plaques, visit www.tahoefund.org/tahoecitybears.
  • Wanna build a Frank Lloyd Wright-themed home?  Lindall Cedar Homes has the rights to Wright-designed plans that are modified for today’s living.  They provide the kit; you take care of the rest. 
  • High-tech saunas are the new hot home amenity!  With pollen season upon us, home air purifiers are also in demand.
  • Big up-tick in new rental housing.  With mortgage rates higher than we’ve seen in some time, many more people are renting vs. Buying. In 2023, 93,000 new single-family homes for rent were completed, the most in any year. WSJ

  • Shreve & Co. – 170 years in San Francico – is closing its City store and relocating headquarters to its Palo Alto outlet.  This is where bridal registries have lived for we ‘natives’ – Shreve’s was ‘the place’.  Another blow for Union Square. However, luxury purveyors Harry Winston, Cartier, Dior, Fendi, Bulgari and Hermes appear to be thriving.
