Greetings Fellow Life Travelers:

We’re toasty at Tahoe, with gorgeous evenings outdoors!  Starting the sixth month of the year and beginning of what we expect to be a good selling season for 2024.  Lots of focus across the country on the uptick in luxury purchases.  San Francisco is rebounding with strong high-end buyers showing interest, and that typically translates to our region.  Let’s see what’s going on in the biz.

Residential Real Estate – week 6/1 – 6/7 

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 41; Escrows – 25; Solds – 16
  • Incline Village/Crystal Bay MLS.  New Listings – 16; Escrows – 2; Solds – 4
  • East Shore, NV MLS.  New Listings – 4; Escrows – 0; Solds – 2
  • Reno/Sparks MLS.  New Listings – 155; Escrows – 135; Solds – 101

Tahoe Sierra had a Chambers Landing off-market sale at $4.05Million.  Also, the North Shore contemporary lakefront that went to Auction sold for $6.272 Million, per auction house.  This new build started at $10.5 million 2 years ago, was reduced to $6.9Million, then posted for list price at $4.9 million when it went to auction.  Regarding lakefronts, new inventory coming on.  Chase’s Crystal Point, with new staging, came back on at $49.5 million.  I’ll have an updated report in a couple of weeks, with a couple of mine coming on along with others.  Nice to see more choices this year!  

Local/Real Estate/Luxe

  • Hidden Portals – Revisit Truckee’s Chinatown:   Hello and welcome. I’m Jeffrey Yoo Warren, the 2023-24 Library of Congress Innovator in Residence.  At the sites of 5 historical erased Asian American communities, portals have been hidden in plain sight.   • Accessibility Ramp at Tahoe Meadows has now been funded for completion, thanks to the efforts of Tahoe Fund and its generous donors, including a $75K matching donation.  Located off Mt. Rose Highway, Tahoe Meadows has a boardwalk trail with beautiful vistas and signage about local flora and fauna but has been limited for full access by two sets of stairs. 
  • Luxe condos in Las Vegas are in high demand.  Many residents and second-home owners don’t want the maintenance issues of a single-family home, so High Net Worth buyers are waiting patiently for builders to complete new towers, some under construction, some still on the drawing board. 
  • Sugar Bowl Historical Society – newly-formed community driven initiative dedicated to preserving, presenting and promoting the incredible legacy of this beloved resort.  If you have any piece of Sugar Bowl history and willing to donate it for a curated exhibit, please contact historicalsociety@sugarbowl.com
  • Largest Veteran Husing development in the US breaks ground in Los Angeles.  Two new buildings will provide 87 homes for veterans.  Once completed, the 80-acre campus will feature 1,200 housing units, 100,000 sq.ft. of new amenities and support services for more than 3,000 veterans and families.  More than $1 billion has been committed to development funds.
  • Les Misérables – 25th Anniversary.  I watched a beautiful In Concert presentation on PBS the other night.  Fabulous staging, cast and singers.
  • There are now 63 miles of paved trails in Tahoe.  Tahoe Fund
  • Fallingwater-Inspired Megamansion in Danville heading to Auction June 28 – July 18.  Owner once owned the Seattle Seahawks and was the developer of Blackhawk Country Club 40 years ago, where this is located on 4.54 acres at the top of the development with sweeping 360-degree views.  Currently listed at $24.998 million. 
  • Wheel of Fortune.  Friday night was Pat Sajak’s farewell after 41 years.  Most gracious departing message.  This most successful show is a Merv Griffin original.  Re-runs for summer, then new host, Ryan Seacrest, will take over for next season.  You can google Wheel for Pat’s parting words.
