Greetings Fellow Life Travelers:

We’re just about in full swing judging by the parked cars along Hwy 28 on the east shore.  Sand Harbor parking is closed before 8AM these days. Next year there will be reservations only.  With temps predicted to be over-the-top in the valley for the Fourth, we will be slammed up here.  Shop early and stay home!  Last weekend I attended a beautiful birthday celebration at Twin Pines, the Julia Morgan residence that’s now the lakefront amenity for Clear Creek.  It was a Chamber of Commerce Day and a true joy to be part of the special event.  Just driving to Clear Creek from Crystal Bay along the east shore is spectacular, one of the many benefits of living at Lake Tahoe.  Speaking of the Fourth, we will have our annual Parade viewing at our Truckee office with drinks and food, so let me know if you’d like to join us.  Parade starts at 10 and is usually over by about 11:30. This is true ‘down home’ Americana complete with trains passing through.  Now let’s see what happened in real estate this last week.

Residential Real Estate – week 6/22 – 6/28

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 49; Escrows – 28; Solds – 23
  • Incline Village/Crystal Bay MLS.  New Listings – 16; Escrows – 4; Solds – 3
  • East Shore, NV MLS.  New Listings – 9; Escrows – 2; Solds – 2 
  • Reno/Sparks MLS.  New Listings – 133; Escrows – 123; Solds – 105

Two lakefronts closed escrow on the North Shore – a Brockway Springs listing at $8.2 million that sold right away (Chase list and sale), and the one that went to auction with final price of $5.6 million plus 6% Auction fee paid by buyer. Chase’s Incline Village listing at $50 million went to escrow quickly.  Our Luxury Estates Tour last Wednesday had over 600 registered to view and/or participate physically. Big news:  Chase’s Mike Dunn just listed the legacy Mourelatos Lakefront Resort in Tahoe Vista – 3 parcels including two on the forest side of Hwy 28 and 275’ of sandy beach for a total of almost 21 acres – $29,500,000. Call me for details.

Local/Real Estate/Luxe

  • The Friday File: The most visited museum in the world is the Louvre in Paris with 8.86 million visitors in 2023, down from 9.6 million in 2019. In second, the Vatican Museums at 6.76 million, then the British Museum with 5.80 million visitors. NYC’s Metropolitan Museum is 5th with 5.36 million entrants.   • Lake Tahoe just received $24 million to complete the East Shore Trail from Sand Harbor to Thunderbird Cove.  This will include road safety including additional parking. Funds came from the U.S. Dept. of Transportation’s Rebuilding American Infrastructure with Sustainability and Equity (RAISE) and implemented by U.S. Senators Catherine Cortez Masto and Jacky Rosen.  The goal is to continue the trail to Spooner Summit.  Tahoe Fund
  • Steamboat Springs – an alternative to high-paced Aspen.  Luxury building Is on the rise with the investment Alterra has made in its ski hill.  Life is more low-key with emphasis on the outdoors, and prices are more reasonable.
  • Church of the Mountains, on Bridge Street and built in 1869, is Truckee’s oldest church.  Its distinctive bell, cast by the McShane Bell Foundry, was installed in 1890.  Representatives from the Foundry attended the ribbon-cutting unveiling of a historic plaque on June 27.  
  • BEBOT now expanding from South Lake Tahoe to North Lake Tahoe beaches.  Volunteers pitted themselves against BEBOT at Kings Beach, and BEPOT had more to collect even after human volunteers did a sweep.  Lots of visibility for this with the Fourth coming, hoping to deter the insane amount of trash left in the past. 
  • Fireworks for Tahoe:  The real McCoy will take place at Stateline/South Lake Tahoe, Incline Village/Crystal Bay and Truckee/Donner Lake.  Tahoe City will feature 300 drones in its celebration.
