Greetings Fellow Life Travelers:

More hot, hot weather then finally a bit of cool-down and breeze….at least for a few days.  Those of us without A/C (who even thought of it a few years ago?) complain, but the influx of visitors belies any complaints.  Imagine we’ll see A/C added to forced air systems and mini-splits to various rooms.  I just bought a portable unit to cool the guest room for the summer.  Fires popped up north of Truckee, so many who work in the area and live in Portola were evacuated for a couple of days.  My colleague, Cheryl and her family, plus bunny, cat, birds and dog, took their trailer to the local RV park to wait it out.  Scary, for sure. On the bright side, attended the annual Tahoe Fund Founders Circle Summer Celebration on the beach in Tahoe Vista.  Gorgeous evening with great food, drink and upbeat music!  Tahoe Fund has done and is doing amazing things through its fund-raising efforts to improve the Lake Tahoe environment.  Hard not to answer the call to re-up level of Stewardship Circle.  So now let’s check the level of real estate action this last week.

Residential Real Estate – week 7/20 – 7/26 

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 33; Escrows – 24; Solds – 30
  • Incline Village/Crystal Bay MLS.  New Listings – 12; Escrows – 7; Solds – 5
  • East Shore, NV MLS.  New Listings – 5; Escrows – 3; Solds – 3
  • Reno/Sparks MLS.  New Listings – 148; Escrows – 135; Solds – 98

Tahoe Sierra had a West Shore lakefront listed at $18.45 Million go to escrow along with a Split Lakefront of mine listed at $4.2 Million.  And, a West Shore lakefront sale listed at $11.9 Million sold for $11.85 Million.  On the East Shore, a nice Chase listing at $4.395 Million went to escrow. Crystal Bay had a new off-water listing at $15 Million.  The Lakefront count for Actives stayed the same as last week.  Will have a 6-month year-to-date recap next week.

Local/Real Estate/Luxe

  • The Week has a big article on the challenges of over-tourism in some of the popular places in Europe, something many US resorts, including Tahoe, are facing.  Many are becoming vocal about who they want.  On the yes list: tourists who spend money in local shops, boost the local economy and behave respectfully. On the no list:  boozy tourists – often Brits – who behave badly, disrespect local traditions and negatively affect local lives and lifestyles.  Pretty much sums it up, so now how to implement?  
  • Homes sales rose 74% year-over-year in the Hamptons, second quarter.  Median price hit $1.896, a 30% increase.  Long Island Business News
  • Interesting stats:  Some of poorest states have the highest home ownership, even with lower average income.  West VA, Delaware. Mississippi, Maine and Wyoming range between 74.5 and 77% (West VA).  California has 55.8% ownership and Nevada 61.2%.  Realtor.com
  • Reno Phil plays Tina Turner on Saturday, Aug 3.  J Resort’s Glow Plaza.  Tix start at $25. www.renophil.com
  • Seen at Raley’s, Truckee:  Deep purple Cybertruck.  Much more fun than the plain old grey metal.
  • Summer vacation rental needed?  www.tahoegetaways.com  Check out their offerings, at the lake and in the area.
  • Housing market in general:  Even with increased but limited inventory, prices are showing some softening, depending on the home and location.  Interest rates are still up with maybe a drop in the fall.  Buyers aren’t rushing to buy in most areas, but markets are not dead.  Tahoe region is selling, settling back into a ‘more normal’ situation (whatever that really means).  A drop in interest rates should show increased action; we’ll just have to wait and see.  
  • Book Club.  We’re reading Covenant of Water, that I just finished.  Discussion will be Aug 5.  So far, hearing mixed feelings about it. Powerful and amazing writing, no question.  If you’ve read it, what’s your take?
