Summer come-uppance this week with a blast of Autumn weather and night temps into the 30s with huge winds and chilly days! And a bit of rain.  Sorry weekend for those outdoor weddings, but that’s the Sierra for you.  Put the heat on for the first time since early June.  Definitely a hug-the-bed Saturday morning!  Some new action in the market this week, so let’s take a look.

Residential Real Estate – week 8/17 – 8/23

• Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 38; Escrows – 32; Solds – 21
• Incline Village/Crystal Bay MLS.  New Listings – 9; Escrows – 10; Solds – 7
• East Shore, NV MLS.  New Listings – 6; Escrows – 5; Solds – 4
• Reno/Sparks MLS.  New Listings – 130; Escrows – 127; Solds – 74

Tahoe Sierra had new presentation for the Andrews property in Brockway, combining all 4 lakefront parcels at $38.25M, or 2 of the 4 at $24.75M and the other 2 at $14.5M.  Martis Camp had two properties listed at $12.545M and $11.994M go to escrow.  One small lakefront in Meeks Bay listed at $3,675M went to escrow.  For Incline/Crystal Bay, the lakefront listed at $50M sold for $47.5M, same price it sold for three years ago. And, Stillwater Cove had a 2 BR condo list at $4.713M.  On the East Shore, Chase listed three parts of the Shakespeare Ranch, one at $18M, one at $21M and one at $35M.  A lakefront in Skyland sold for $10.55M.  In the Carson Valley, John Asquaga’s beautiful ranch listed by Chase at $15M sold over-asking at $18M.  

Lakefront report: North and West shores – 22 active, 4 in escrow, 0 sold this week.  Incline – 6 active, 0 escrow, 1 sold this week.  East Shore – 11 Active, 0 in escrow, 0 sold this week.  South Lake Tahoe – 2 active, 3 in escrow, 0 sold this week.

• Rate cuts.  Needless to say, we’re all pretty excited about pending rate cuts that should come about in September.  This, in addition to price reductions we’re seeing, should stimulate escrows and hopefully get the real estate markets moving forward.
