Tahoe Update

Greetings Fellow Life Travelers:

Still hard to accept that we’re in Labor Day weekend that typically means an end to many summer activities and events.  However, the next couple of months can be absolutely beautiful, with trees turning color and blue skies the norm.  Now the talk will be all about upcoming ski season, getting your ski lease, etc.  And…what kind of a winter are we going to have?   Open Snow sent out a 3-month prediction which was qualified with “too far out to have any accuracy” and followed by a vague view of “it can go either way…cold and snowy or rather dry”.  So there we are….take a guess!  Now to see what took place in real estate the last week of August.

Residential Real Estate – week 8/24 – 8/30

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 39; Escrows – 23; Solds – 34
  • Incline Village/Crystal Bay MLS.  New Listings – 10; Escrows – 12; Solds – 4
  • East Shore, NV MLS.  New Listings – 4; Escrows – 9; Solds – 3
  • Reno/Sparks MLS.  New Listings – 129; Escrows – 140; Solds – 105

Heading to Labor Day weekend produced an uptick in listings for most areas.  We’ve seen many price reductions but sold prices this week in the Tahoe Sierra MLS were down only 3% from last list price. Occasionally we have an over-ask sale.  A lakefront near Tahoe City on the West Shore that has been on and off the market for the last couple of years, listed at $15.8M, went to escrow.  Contingencies were removed on the North Shore lakefront I have listed that should close on the 16th.  And, we closed on a cute West Shore A-frame for a couple that was referred to me. 16 of the TS escrows were under $1M.  For Incline, Chase just listed at gorgeous estate for $15.9M.  East Shore had a lakeview property list at $6.5M and a lakefront escrow listed at $10.488M.

Lakefront Report:  Only change: the two that went to escrow this week – North and East Shores.
