Greetings Fellow Life Travelers:

 A week of fires, all over the State it seems, and now we’re getting over the Davis Fire in Washoe Valley, NV, just over the mountain from our beautiful lake.  Kudos to the fabulous fire fighters who kept the SW perimeter contained, away from Mt. Rose ski area and proximity to Incline Village.  Many of our friends and clients were evacuated, and some houses were lost.  The density of homes in harm’s way was considerable, so thanks again to beautiful coordination and amazing work, damage was kept to a minimum. Not yet fully contained, the incredible winds have subsided and weather is cooling. Scary for sure!  Speaking of cooling, first time in months for a turtle neck and winter robe.

Residential Real Estate – week 9/7 – 9/13 

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 25; Escrows – 35; Solds – 20
  • Incline Village/Crystal Bay MLS.  New Listings – 5; Escrows – 8; Solds – 7
  • East Shore, NV MLS.  New Listings – 6; Escrows – 3; Solds – 2
  • Reno/Sparks MLS.  New Listings – 139; Escrows – 123; Solds – 90

Pretty good escrow action for Tahoe Sierra this week.  Nothing big to report in any market, although one lakefront on the West Shore listed at $3.995 Million went to escrow.  One closing on the North Shore is being held up by insurance, waiting for Davis fire total containment, hopefully later this week. 

Local/Real Estate/Luxe

  • Insurance.  Attended a webinar regarding private property insurance, and two things stood out.  Any change in occupancy is critical for your insurer to know.  Be sure to check your policy for terms.  If you don’t occupy for more than 30 days, there could be a coverage issue if something happens to the property.  The same could apply if you move out to remodel.  If you are renting, your carrier should already know that.  The other item is non-admitted insurance, those carriers not under the guidance of the state.  For CA, the reason so many carriers left was because CA has a cap on premiums they can charge.  Non-admitted insurers do not have that parameter, so consult your agent if you need coverage.  
  • Truckee River Day 2024 – October 20.  Great opportunity for friends of the Truckee River watershed to join hundreds of volunteers to participate in cleanup and restoration projects.  www.truckeeriverwc.org
  • Best time to buy a home – Week of Sept 29 – Oct 5!  Per Realtor.com’s Chief Economist, Danielle Hale, following several years of analysis, this reflects the end of summer buying peak and reduced prices before winter sets in. In addition, we may see mortgage rates drop creating an even friendlier market for buyers.
  • High-end retail.  Parent company of Saks Fifth Avenue HBC’s purchase of Neiman Marcus will also include Saks off 5th and Bergdorf Goodman.  Each will operate under their respective banners, so Union Square should continue to see these anchor stores remain in place.
