Greetings Fellow Life Travelers:

Back to winter for a few days, then more sun and nice temps for the next week at least!  Leaves are turning so we should have nice color in the next several weeks.  Data may be a little short this week as am off to Irvine for a weekend seminar. So nice that JSX flies between Reno and John Wayne airports!  All quiet in Washoe Valley now that the fire has been contained.  Amazing job of firefighters keeping dense housing developments out of harm’s way.  Open Snow just sent out a notice indicating we could have a good snow season, comparing current La Nina stats to the 2016-2017 year. He always has a caveat…this one…” timing is everything”.  Here’s what we have in the real estate world this week.

Residential Real Estate – week 9/14 – 9/20

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 19; Escrows – 25; Solds – 21
  • Incline Village/Crystal Bay MLS.  New Listings – 0; Escrows – 7; Solds – 3
  • East Shore, NV MLS.  New Listings – 8; Escrows – 2; Solds – 4
  • Reno/Sparks MLS.  New Listings – 94; Escrows – 103; Solds – 60

Big news is the lakefront listed in Incline Village (Old Wynn estate) for $68.9 million went into escrow.  Also, a West Shore lakefront listed at $10.5 million went to escrow.  And, an East Shore lakefront, originally listed at $13.9 million sold for $9.6 million.  Will have a lakefront recap in next week’s Update. 

Local/Real Estate/Luxe

  • Local connection in Colorado:  Castle inspired by Versailles and the Biltmore Mansion just listed for $60 Million in Evergreen.  Tahoe local resident, Chuck Bluth, who once owned the Cal Neva, is the owner and has completed the interior of the 21,692 sq.ft. shell he purchased in 2021 for $9.5 Million. Since, he has put $5 Million into the completion over three years. One of only four homes in the private gated community of Eagles Nest Preserve.  Prior owner/developer had $30 Million into the residence. 
  • Truckee Wine, Walk & Shop!  This popular annual event is scheduled for Saturday, October 5, Noon to 4PM.  www.truckeewinewalk.com  Don’t miss it!  
  • Interest Rates:  In spite of the Feds cut of interest rates by 50 basis points, this does not necessarily relate to mortgage rates that have already come down quite a bit from its high.  However, we may see mortgage rates soften more in the next few months.  At least this is a jolt of confidence that should stimulate renewed buying activity in real estate.
  • Michael Jordan’s Chicago home, first on the market for $29 million in 2012, then reduced to $14.855 million (adds up to his number 23) in 2015, has finally found a buyer!  It’s 32,000 sq. ft. and has 19 bathrooms and, of course, a full-size basketball court among other over-the-top amenities along with a separate guest house.  The gate has a large 23 emblazoned on the front.  Details of the pending sale not yet available.  
  • Smart Espresso machines that are Wi-Fi infused for custom-style drinks and self-cleaning now offered from the Spinn 2 at $799 to Jura Giga 10 at $4,999.  I’m still happy with my Nespresso Pixie I’ve had for probably 8 – 10 years, $250 with milk frother included.  
  • Beach cities seeing uptick in listings as those who bought in the pandemic return to offices to work.  Tampa, FL leads with an increase of 90% in available listings compared to last year.  Inventory has increased in 50 of the largest metros in the country.  Good opportunity for those on the hunt for sand and water.
  • Tahoe Forest Hospital’s 75th Anniversary Celebrations.  The first will be on October 6th for the whole community – Fall Festival and Fun Run at the Truckee Regional Park. 5K, 1 mile run, 1 mile walk.  Food trucks, live music, health fair, face painting.  www.tfhd.com/75.   Then on November 1, featuring some of our favorite chefs, we’ll have an invitational evening from 5PM – 8PM at the Event Center in Tahoe Vista.  If you haven’t received an invitation, please let me know as tickets will be on sale shortly.  Tahoe Forest Hospital’s story is impressive, and its success has been able to keep the service alive in our community.  The Gene Upshaw Cancer Center, an integral component with services for locals and those in outlying areas, provides amazing care with its vital connection to UC Davis.
