Greetings Fellow Life Travelers:

Beautiful fall weather at Tahoe!  Attended two impressive real estate tours this week, one a $25 Million home in Martis Camp that has an entertainment pavilion as well as a substantial guest house along with the main house containing a very impressive wine room with ladder two stories high to reach the collection.  The other was an invitational VIP tour of Shakespeare Ranch, Chase International’s historic listing in Glenbrook.  Being offered in four separate parcels or all together, it includes 3 lakefront parcels with improvements along with the magnificent ranch that includes Shakespeare Rock itself. The 5,111 sq. ft. entertainment barn built in 1873, visited by President Bush who said, “They don’t make barns like this in Texas”, is tripped out with commercial kitchen, game center, bar and wine room.  Next to it is a grand pool house with numerous amenities plus guest homes and cabins.  Visit www.shakespeaereranchproperties.com for all the fabulous details.  Local news includes two nice lakefront sales – one on the West Shore that closed at last asking price of $15.8 M and my North Shore $22 M listing that closed at $19.5 M.  So now, for the rest of the story.

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 25; Escrows – 16; Solds – 16
  • Incline Village/Crystal Bay MLS.  New Listings – 10; Escrows – 15; Solds – 3
  • East Shore, NV MLS.  New Listings – 3; Escrows 7; Solds – 3
  • Reno/Sparks MLS.  New Listings – 128; Escrows – 144; Solds 118

For Tahoe Sierra, an off-water estate originally listed at $10.2 M, reduced to $7 Million, went to escrow, along with the two lakefronts that sold for $15.8 M and $19.5M.  Incline had nice activity with 15 escrows, and East Shore had a nice lakefront escrow originally listed at $24.5 M and reduced to $17.85 Million. 

Lakefront Report – single family homes:  North and West Shores – 19 Active; 2 Escrow; 12 Sold to date 2024.  Incline/Crystal Bay – 5 Active; 1 Escrow; 1 Sold.  East Shore – 9 Active; 1 Escrow; 3 Sold.  South Lake Tahoe – 2 Active; 1 Escrow; 1 Sold.  Highest sale so far – $47.5 M in Incline Village.  Highest for North and West Shores – $19.5 M (Both Chase listings!)

  • North Tahoe Historical Society:  Watson cabin TC has been brought back to life and now houses the gift shop of the Gatekeeper’s Museum along with introducing new initiatives at the museum. Presence of the summer and fall open Watson Cabin…oldest log cabin in Tahoe City…has stimulated renewed interest in Tahoe history and the cultural heritage of North Lake Tahoe.  The beautiful Indian Basket collection alone is worth the trip to both the Cabin and the Museum.  
  • Tahoe Basin Land:  78% of land within the Tahoe Basin is managed by the US Forest Service, representing a total of 156,335 acres.  Tahoe Fund
  • Lift Truckee.  Interesting contribution to the community – Cowork, Conference and Wellness Center offering various spaces for rent by the hour, activities, classes.  www.lifworkspace.com
  • Books:  Fun to read my sorority magazine and see the amazing accomplishments of some of the sisters.  Fiona Davis is one – great author who focuses on interesting buildings in New York City, creating historical novels in those places.  I read The Spectacular (not realizing who she is), and it’s about life as a Rockette in the ‘50s set at Radio City Music Hall.  Fun read, as I’m sure her other five books are too.  Another impressive sister is Dawn Judkins, now the Fire Chief in King County, Washington.
