Greetings Fellow Life Travelers:

Well, our beautiful warm October Indian Summer had a bit of comeuppance on Friday with a drop in temps to 73 under semi-cloudy skies and a lot of wind and even a tiny sprinkle.  However, projection for next week back up into high 70s.  This is the nicest fall we’ve had in years, extending our short summer for several weeks.  Sandals and white are still in favor before we jump into turtlenecks and boots.  Now for last week’s action in the biz.

Residential Real Estate – week 09/28 – 10/04

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 31; Escrows – 19; Solds – 22
  • Incline Village/Crystal Bay MLS.  New Listings – 8; Escrows – 13; Solds – 10
  • East Shore, NV MLS.  New Listings – 3; Escrows – 0; Solds – 1
  • Reno/Sparks MLS.  New Listings – 130; Escrows – 131; Solds – 103

For Tahoe Sierra, highest escrow this week was $1.7 million, and 10 of the solds were under $1 million.  One lakefront listed at $4.2 sold for $3.85 million.  For Incline/Crystal Bay, a Stillwater Cove 2 BR totally redone unit listed at $4.713 Million is in escrow.  And, the $68 Million lakefront in escrow is scheduled to close on the 15th.  We’re assuming that will be the highest for the year and a record-breaker.  East Shore was wimpy this last week, and Reno marched on steadily.

Lakefronts year-to-date – single family – SOLD.  North-West Shores – 12; Incline/Crystal Bay – 1; East Shore – 3; South Lake Tahoe – 1.  There is substantial lakefront inventory left to be sold, and predictions indicate 2025 will be a more productive year than 2024 in real estate in general. 

Local/Real Estate/Luxe

  • Tadao Ando-designed Malibu home that Kanye West bought and destroyed inside has been purchased by a developer who intends to restore it to original state.  West lost about $36 Million in the transaction.
  • Disney is launching its first California Luxury Residential Community – Cotino – in Rancho Mirage, to feature about 2,000 homes and condos starting at $1 Million.  Model homes will be open in November.
  • Devastation in Asheville, NC and surrounding areas is above belief.  Realtors have jumped into action to coordinate transport of supplies to hard-to-reach areas via semi-trucks, airplanes, helicopters. Here is a report regarding two of my colleagues:  Operation Air Drop out of airport in Concord, NC area. In 3 days, there have been 312 flights carrying 200,000 lbs of supplies to those in need in Western NC. Elizabeth Allardice & Leigh Brown are the organizers of this operation which is one of many trying to get supplies to those in need.   • Parking spots at a Manhattan condo building are $500,000 and selling quickly.
