Greetings Fellow Life Travelers:

Big news!  An Incline Village lakefront property, originally listed at $76 Million a year ago, closed escrow on Friday at $62 Million and is the most expensive Lake Tahoe residential sale to date. Once owned by Steve Wynn, it had an interim owner until now.  This bumps Chase International’s $50 Million sale of Thunderbird Lodge some years ago.  And, it is the second lakefront in Incline to sell this year.  So, let’s see what else went on in real estate this week.

Residential Real Estate – week 10/5 – 10/11

  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 28; Escrows – 32; Solds – 25
  • Incline Village/Crystal Bay MLS.  New Listings – 2; Escrows – 11; Solds – 10
  • East Shore, NV MLS.  New Listings – 3; Escrows – 4; Solds – 3
  • Reno/Sparks MLS.  New Listings – 106; Escrows – 136; Solds – 74

For Tahoe Sierra, a Martis Camp home listed at $14.995 Million went to escrow.  As mentioned above, Incline had a $62 Million lakefront sale.  East Shore had a $25 Million property, originally listed in June 2022, go to escrow.  This has access through USFS land or by boat; due to close after first of year. 

Local/Real Estate/Luxe

  • Aspens are the most popular deciduous trees in Tahoe, currently displaying their beautiful fall colors. Tahoe Fund
  • Big Truck Day – October 19. 11AM to 2PM.  Truckee Town Corporation Yard, 10969 Stevens Lane.  Hands-on, up close with heavy equipment, plus CHP helicopter landing and takeoff, Smokey Bear, photo booth and Pet Food Drive for Humane Society/Town Animal Shelter.  
  • Homewood Resort.  Just got the notice that Homewood will not be operating this year.  They are still engaged with obtaining approvals and permits for their improvement plans.  The delays have resulted in no support from their financial partner this winter (in its present state, Homewood operates at a loss each season). 
  • Caliente in Kings Beach has closed its doors.  Open since 2007, it was known for its extensive Tequila selection and Southwest cuisine. 
  • Truckee Wine, Walk, Shop.  Huge success on last Saturday’s beautiful day.  More than ever registered for this fun event.  Chase International was the major sponsor and had 400 raffle tickets submitted!  
  • Tahoe Forest Hospital’s 75th Anniversary’s Fun Festival and Fun Run had 300 participants and a very successful Sunday with cries to become an annual event.   
  • Tahoe Forest Hospital’s 75th Anniversary Celebration will be held at the North Tahoe Events Center on Friday, November 1.  An evening of culinary delight, bringing together renowned local chefs with paired wines

  • Tahoe Biltmore.  Contrary to SF Gate’s promotion of an auction scheduled for Oct 8 (after we had told them it wasn’t happening), the announcement came out yesterday that the default issue has been lifted and progress continues to develop the property.  Chase International will be handling the residential sales.

  • Kidzone video:  https://tinyurl.com/mry5sasr  This important Truckee center is on the march to expand its facility and services, along with the Truckee Library.  Two separate projects that will be next to each other when complete.
