Greetings Fellow Life Travelers

Greetings Fellow Life Travelers:

This week marked the start of 9 days of decluttering – at least 27 things a day and you must start over if you miss a day. There will probably be no shortage of stuff to toss or give away. Decided to start with the office, and that may consume all 9 days. Great way to declutter your life and clear the way for new adventures. Dry weather as you probably know but temps are cold so snow should be holding for the resorts. Aspen/Vail in the same boat. Real estate is easy to show, so let’s see what took place this last week.

Residential Real Estate – week 01/10 – 01/16

Location New Listings Escrows Solds
N/W Shores/Truckee MLS 25 12 15
Incline/Crystal Bay MLS 2 7 2
East Shore MLS 4 0 3
Reno/Sparks MLS 97 127 70

For Incline/Crystal Bay, there was a Chase escrow listed at $12.875M and a Chase sale at $10.2M. Reno, with strong escrow action, had a Chase listing at $4.7M go to escrow. Below is interesting comparison with our active high-end Golf Course communities between 2024 and 2025:

Location Solds ‘24 High Price Solds ‘25 High Price
Lahontan 10 $6M 26 $7.85M
Martis Camp 24 $23.6M 30 $21.5M
Schaffers Mill 11 $5.3M 20 $6.8M
Grays Crossing 21 $3.675M 25 $3.7M

This should be a harbinger of what we can expect in 2026!
