Tahoe Update

Greetings Fellow Life Travelers:

New Year, new website! www.trinkiewatson.com Fun to put new energy into my business, now also engaging with attributes of AI which is a whole new world. 2025 was a good year, finishing with the highest lakefront sale on the CA side of Tahoe for the second year in a row. Right now, we have three lakefronts on the MLS with one that can be sold off market as seller isn’t quite ready to launch it for the spring market. We also have a cool cabin in Agate Bay, a condo in Carnelian Bay and our Nixon Mansion in Reno looking for new stewards. Just got word that, so far in 2026, $43.775M is either closed or in escrow at Clear Creek – a good sign for the luxury market!

Wellness has become a huge component of luxury real estate, with 10 – 25% increase in value for those with built-out amenities. In 2024, $584B was spent on wellness; $1.1Trillion is predicted for 2029. We have so much to offer outside here at Tahoe that I have yet to see a huge uptick in wellness amenities in homes – but that will surely be coming in new builds. In-home spas, pools, gyms, massage rooms, meditation sites, beauty parlors are all part of this theme. Our coverage restrictions in the Basin will be a limiting factor for extensive additions unless the land is level and spacious.

On another note, I attended a beautiful Soiree/Fundraiser for Tahoe Philharmonic at a private home in Truckee. Featured in the performance was visiting violinist, Kevin Mathewson, who wrote and performed Ode to Lake Tahoe in honor of Dr. Charles Goldman who was in attendance and totally surprised and a bit overwhelmed. Overall, a quiet week. Reno/Sparks more primary market was alive and well.

Local/Real Estate/Luxe

• Sugar Pine Foundation: Founded 20 years ago to restore sugar pines in the Tahoe region, re-forest burn scars and enhance overall forest health, it has planted 257,500 sugar pine seedlings since 2008, with 22,500 planted in 2025. /li>
• New Tahoe Incorporation? Eastern Placer County (i.e. N/W Tahoe Basin/Truckee River corridor/Northstar/up to Town of Truckee) application has passed LAFCO test and now moves through multiple phases. If all pass, vote could be on the ballet fall 2026. /li>
• U.S. Luxury market this last year benefitted form inherited wealth and foreign buyers. Globally, there was a $6 T (Trillion) transfer of generational wealth – 10% pf global GDP – largely impacting luxury property sales around the world. Foreign-buyer activity in the U.S. increased by 44% from April ’24 to March ’25. /li>
