Greetings Fellow Life Travelers:
Done! All 9 days of 27+ items are gone in the office. And there is more to be done. What a great feeling to lighten things up. Next, the laundry room and then more drawers and closets. Amazing what one finds in the process. Things are starting to rumble a bit in the biz with new showings scheduled and nice calls coming in. Reports say that home sales across the country have stalled a bit, but we see daily action in our communities. Interest rates are friendlier than they’ve been in some time; new mortgages and re-fis have picked up. Here’s what happened this week in my realm:
Residential Real Estate – week 1/17 – 1/23
| Location | New Listings | Escrows | Solds |
| N/W Shores/Truckee MLS | 22 | 18 | 11 |
| Incline/Crystal Bay MLS | 3 | 6 | 3 |
| East Shore MLS | 1 | 3 | 0 |
| Reno/Sparks MLS | 90 | 120 | 46 |
Incline had a lakefront listing come on at $47.5M. Unless agent is keeping it secret, no mention of a buoy or pier. In Crystal Bay, a 5 BR Stillwater Cove unit listed at $5.995M went to escrow. Reno/Sparks had good sales activity with 120 escrows.
Big news for Chase International! Shari Chase has sold the company to longtime colleagues, Susan Lowe and Georgia Chase. Shari will be on the newly created Board of Directors to keep her hand on the pulse and share her guidance, no longer involved with daily operations. Exciting to see this independent company continue its long-established mission to serve our communities with expertise and heart. I’ve been with Chase since the end of 1989, with a tiny break when I ventured out on my own.
More Stats: Tahoe Donner had 9 fewer sales and about $5M less volume in 2025 vs 2024. Overall, the Tahoe Sierra MLS (N/W Shores & Truckee) had 107 more sales and $320M more volume in 2025 vs. 2024. So, here’s to increased results for 2026!
Big Bear Eagles: Jackie laid her first egg! Watch the action – https://tinyurl.com/mvuevm9c
Olympics: Six local Tahoe Truckee athletes are going to the Olympics! Alpine, Nordic and snowboarding teams.

Speaking of things bottled up, had an interesting exchange with an online pharmacy today. It took an hour to resolve a stupid, easily solved issue. AI took about 55 minutes of imbecilic response when, at last, a human appeared on the scene, and it was solved right away. The human connection ain’t going away. Love it!
Have a fabulous week with real people and see you next time.
Best wishes,
