Tahoe Update

Greetings Fellow Life Travelers:

Amazing nature – from storm of the season to warm temps and rain the day after snow stopped.  Snowfest began its 10-day run with a parade in Tahoe City on the 26th, no snow on the streets and not much, if any, on the horizon. Lots of festivities to engage in – https://www.tahoesnowfest.org/.  Milestone for Diamond Peak in Incline Village – 60 years!  The ski resorts, slammed with the storm last week, are open with Homewood reopening this Saturday the 28th.  Now to see what took place in real estate these last two weeks.

Residential Real Estate – weeks 2/14 – 2/27

Location New Listings Escrows Solds
N/W Shores/Truckee MLS 31 32 26
Incline/Crystal Bay MLS 10 10 6
East Shore MLS 6 2 8
Reno/Sparks MLS 141 244 206

Despite the big storm, there was good activity in last couple of weeks.  I brought on a beautiful residence in Fleur du Lac at $6.45M, and the last two parcels of the Andrews estate in Brockway, listed at $19.65M, went to escrow.  Chase had a nice $8M sale in Incline and their $27M lakefront in Crystal Bay went to escrow. In addition, there was an off market $46M lakefront sale in Incline Village that closed on February 13.  On the East Shore, Chase had three sales, two of which representing both buyer and seller.

Local/Real Estate/Luxe

  • Fun Fact:  According to the U.S. Geological Survey, recent precipitation has added 16 billion gallons of water to Lake Tahoe since February 15. That is equivalent to about 90 thousand Olympic sized swimming pools!  Tahoe Fund
  • Mortgage rates on 30-year fixed, now just under 6%, match lowest level since 2022.
  • Big Bear Eagles:  Jackie has hatched two new eggs, so she and Shadow will be taking turns keeping them warm and hopefully full term to hatching.
