Tahoe Update

Greetings Fellow Life Travelers:

Yard is raked and I’m debating about uncovering all the deck furniture.  We still have April for a blast of snow, so it’s hard to believe it’s time to live like summer….yet!  Good weather brings visitors to look at real estate, and new listings continue to enter the market.  Resorts are winding down: Homewood is closed, Sierra-at-Tahoe and Tahoe Donner close this weekend.  Five more close April 19, Mt. Rose April 26, Sugar Bowl April 27, Donner Ski Ranch May 10 and Palisades May 25.  Given continuing warm temps, these dates may end up shortening.  No July 4th skiing this year!  I was amazed with a visit to Palisades for a business lunch on Friday at the full parking lot and huge number of skiers including lots of  youth!  I thought Spring Break was over.  Now to check this week’s real estate activity.

Residential Real Estate – week 3/14 – 3/20

Location New Listings Escrows Solds
N/W Shores/Truckee MLS 22 17 17
Incline/Crystal Bay MLS 10 7 4
East Shore MLS 2 3 2
Reno/Sparks MLS 138 131 104

Notable this week is Incline/Crystal Bay with two big escrows – a Crystal Bay lakefront listed at $15.9M and an off-market listed at $20.5M, plus a Chase lakefront sale – new build in Crystal Bay at $25.5M.  A lakefront condo, originally listed at $7M, reduced to $6.2M, sold at $5.78M.  Reno continues strong activity, a reflection of continuing CA migration to NV.
