Greetings Fellow Life Travelers:

Well, this was a week of mostly smoke, with schools closed two days because of it. We had two clear mornings, but Friday it moved back in with a vengeance…could not see across the lake or across Martis Valley. For some, it didn’t seem to matter as there were those on bikes, on the golf course, strolling through town. Air quality was, for most of the week, pretty awful. Rain and possible snow predicted for Sunday/Monday. Now let’s see who was brave enough to engage in real estate this week! 

  • Residential Real Estate – week 9/10 – 9/16 
  • Tahoe Sierra MLS – North/West Shores & Truckee. New Listings – 26; Escrows – 19; Solds – 25
  • Incline Village/Crystal Bay MLS. New Listings – 6; Escrows – 5; Solds – 4
  • East Shore, NV MLS. New Listings – 4; Escrows – 7; Solds – 2
  • Reno/Sparks MLS. New Listings – 138; Escrows – 141; Solds – 116

For TS MLS, 7 of the new listings were Pacaso fractional ownerships – 1/8 share for $1,042,000 each! North Shore lakefront with 2 buoys. In general, we are definitely seeing more than half of sales a bit under asking price. In spite of the smoke, buyers were out and doing business this last week!

  • For great reporting on local fires, check out The Lookout – https://the-lookout.org/. At least once a day review of Mosquito fire and others in the region.
  • 2022 Spartan Ultra World Championship. For endurance athletes, this epic 24-hour battle happens at Palisades Tahoe on September 24-26. 
  • Wine/Walk/Shop – Saturday, Oct 1 from noon to 4PM. 30 shops in historic downtown Truckee pair with wineries and restaurants for tastings and samplings. Proceeds: Truckee Donner Horsemen Assoc. this year. 
  • Encouraging news for downtown San Francisco, its economic driver. The extreme shutdown during the pandemic created a ghost town there and in Union Square. Now that offices are reopening with hybrid schedules, new life is beginning but has a long way to go. Downtown SF Partnership is making strides to revitalize that area, starting with clean up and safety. There is also a program in embryo stages to activate closed buildings on the first block of Powell, where the cable car turnaround is…gateway to the Union Square retail area. Creative minds at work, bringing art, green space and entertainment to the concrete jungle! 
  • Winemaker Fred Franzia, creator of Two Buck Chuck, died on Sept 13. Over 20 years of sales, Trader Joe’s sold more than 1 billion bottles between 2002 and 2018. I’ll not forget the fun evening with wine connoisseur friends having a lovely French wine with hors d’oeuvres, then sitting down to dinner with Two Buck Chuck! 
  • In the design world, per Robb Report, curves in furnishings, color in décor, including updated wall coverings.
  • Right out of The Great Gatsby, a 1928, 8-acre, three-home estate on Long island’s Gold Coast is on the market for $55M. 18 bedrooms, 32 bathrooms and 60,000 square feet of interior space. Lavish interiors, ball room (of course), tennis court, swimming pool, screening room, two-lane bowling alley, hair salon, wine vault, indoor racquetball court, casino room and shooting range. For kids, a Greek temple-style 2-story dollhouse as big as many Manhattan apartments. Comes with a private dock big enough for a 200-foot super yacht.

  • The City of South Lake Tahoe is proposing a ban on single use plastic water bottles. Still in beginning stages, the proposed ordinance is fully supported by the League to Save Lake Tahoe.
