Greetings Fellow Life Travelers:

Three Chamber of Commerce days this week, then snow on Friday morning. Really?  However, sun is predicted for the next while, so we’ll take it!  I had a great visit to Tahoe Beach Club – Stateline, NV (South Lake Tahoe) for a Company gathering on Wednesday, and the drive around the lake was spectacular!  There is hope!  Would love to have a membership there for its fabulous amenities – but just too far. Now that winter is waning, real estate is perking up. The phone is ringing, interest in our beautiful area is percolating at a faster beat. We’re all waiting to see how many owners are ‘outta here’ after this winter, but true Tahoeites will not give up.  We’ve met the highest recorded snowfall record of 1952.  I don’t understand all the Global Warming stuff…some say this is part of it.  I just think it’s Nature doing its thing. Happy to do my part, but I’m not sold on all electric yet. So, let’s see what electricity happened in our real estate business this last week.  

  • Residential Real Estate – week 4/1 – 4/7
  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 16; Escrows – 8; Solds – 9
  • Incline Village/Crystal Bay MLS.  New Listings – 7; Escrows – 3; Solds – 2
  • East Shore, NV MLS.  New Listings – 2; Escrows – 4; Solds – 4
  • Reno/Sparks MLS.  New Listings – 105; Escrows – 107; Solds – 84

One new lakefront on the North Shore, was on last year and didn’t sell – $9.35M.  Reno had a nice escrow listed at $6.75M.  Other than that, kinda quiet but seeing more new listings getting ready for market.  

  • Local/Real Estate/Luxe
  • Big news for Tahoe:  Cal Neva has been sold by Larry Ellison to McWhinney, a Denver-based real estate investment company that will make it a Proper Hotel, part of a luxury boutique chain.  Let’s hope this time it clicks and the old girl gets renovated and back in action!  This will be a great addition to that Crystal Bay corridor along with the new Waldorf Astoria that is replacing the old Biltmore Hotel.
  • From Tahoe Fund:  After heavy competition, the Rubicon Trail won the Best of Tahoe Trails in this year’s competition! Its competitor was the Marlette Flume Trail.
  • Billy Dutton Uphill: April 22 at Palisades Tahoe.  Honoring this young man who died of melanoma Cancer years ago and who was known for climbing uphill with skis-on from base to Gondola, this is an hysterical, fun race for those who are ‘up for it’.
  • So, go for it!  $100M tear-down on Miami’s oceanfront. 1.5 Acres. But it comes with plans for a 10-bedroom, 30,000 sq. home. Location is on Golden Beach. (That means very, very special.  Just like “Gold Coast” in SF and “Gold Coast” at Tahoe.  Or now…Sunnyside Lane on the West Shore.)
  • Such a dichotomy.  Prices stay high; mortgage applications are low, inventory is low, properties are selling albeit slowly. 
  • Hand Saws:  These antique saws are evidently fabulous for ice dams, cutting through them like butter.
  • Lakefront rentals.  It’s no longer early!  If you’re thinking about a waterfront location for vacation this year, hop on it now!  I don’t handle rentals, but will be happy to direct you to resources.
