Greetings Fellow Life Travelers:

Driving through the Martis Valley right now is a treat as everything is green!  The meadows are lush – I’m sure partly a result of all the restoration work the Truckee River Watershed Council did recently.  Water turned on for the garden, so now to wait for the explosion of color!  A little warmer this weekend, but cooler again next week with maybe more thunderstorms.  Will winter ever quit?  Fortunately, doesn’t look like residential real estate activity is quitting anytime soon, so let’s see what took place this last week.

  • Residential Real Estate – week 5/27 – 6/2
  • Tahoe Sierra MLS – North/West Shores & Truckee.  New Listings – 27; Escrows – 21; Solds – 17
  • Incline Village/Crystal Bay MLS.  New Listings – 6; Escrows – 6; Solds – 4
  • East Shore, NV MLS.  New Listings – 8; Escrows – 2; Solds – 3
  • Reno/Sparks MLS.  New Listings – 119; Escrows 139; Solds – 93

For Tahoe Sierra MLS, 11 of the solds went to escrow in less than 10 days on the market. The highest sale this week was a Palisades ‘estate’ parcel, new 4,677 sq.ft. new build at $5.049M.  In Incline Village, a 6000+ sq.ft. new construction hillside home with peak lake view sold for $9.2M.  A Stillwater Cove unit listed at $5.5M went to escrow.  A resale Beach Club unit at Stateline listed at just under $5M. And, lastly, a beautiful 25-acre estate on the Truckee River in Verdi, NV came on the market with Chase International at $12M.

  • Although prices ticked up in May across the US, price growth has slowed to its lowest level in 7 years.  “Weakening home price growth for the past 12 months is increasing the odds that may not see a hew home price peak this year, for the first time in the history of our listing data, which dates back to mid-2016, and this is likely welcome news to home shoppers.”  Realtor.com   (With the current activity in the Tahoe Region, it appears that pent-up demand will hold pricing.  Tahoe Sierra’s report this week was average 100% sell to list.)
