Now we head into the last week of philanthropic events with the beautiful Concourse d’Elegance at Obexers on the West Shore – Friday (10AM – 4:30PM) and Saturday (9:00AM – 4:30PM). Proceeds from this, a project of the Tahoe Yacht Club Foundation, fund various non-profits in the community including maritime interests. This year’s Marque is boats of the ‘60s. Traffic and visitors in the area, for whatever reason, seem to have subsided, and we typically think of the first two weeks of August to be the most robust. Schools seem to start earlier than ever, so that may be part of the issue. However, on Friday the Sand Harbor parking was closed when I drove by a little after 10:30, so the admonition to get there by 7:30 still holds! Weather has been gorgeous, even with a bit of wind, so summer at Tahoe is maintaining the adage, “We came for the winters and stayed for the summers.” So now let’s see what this week was like in real estate.
Residential Real Estate – week 7/29 – 8/4
o Tahoe Sierra MLS – North/West Shores & Truckee. New Listings – 31; Escrows – 21; Solds – 35
o Incline Village/Crystal Bay MLS. New Listings – 13; Escrows – 10; Solds – 8
o East Shore, NV MLS. New Listings – 4; Escrows – 7; Solds – 3
o Reno/Sparks MLS. New Listings 0 140; Escrows – 144; Solds – 120
Escrows for Tahoe Sierra are mostly in the low $2M and under, with one this week listed at $2.995M. Out of the 35 solds,
the highest was in Martis Camp listed at $8.595M and sold for $8.65M. On the East Shore, a lakefront, part of Shakespeare Ranch in Glenbrook, listed at $25M and includes 5 small charming cabins, 2 buoys and pier access. For Reno, the highest new listing is a 2019 Verdi residence at $4.2M. So far, not much action in the lakefront market so far,
but we’re headed into what can be a more productive time of year in real estate.

o Granite Chief Wilderness reroute project. Will create nearly 6 miles of new trail along the ridge connecting
Granite Chief, Needle and Lyon Peaks, affording access to new stunning vistas. When completed, the new trail system will provide options for walkers, runners and equestrians to explore shorter loops on the Tevis Cup Trail on both the east and northwest side of Granite Chief Wilderness. Because no motorized vehicles allowed, the crew that will spend 12 weeks there will be supplied by pack horses/mules.
o World Cup 2024. Coming back to Palisades Tahoe. Feb 23-25 – Stifel Palisades Tahoe Cup for male racers on Red Dog Face and Dog Leg.
